Commercial cleaning companies in Australia compared (2026)

Quick answer: For routine business cleaning, compare the full visit or monthly cost with the tasks, staffing and response process it buys. Simply Maid offers requested cleaner-hours without a long fixed term; Jim’s quotes locally, while Cleancorp and AMC offer managed commercial programmes. Marlow provides a useful Perth contract example. There is no single cheapest option for every premises.

Change log and editorial credits

A tidy reception is easy to notice. A missed bathroom, an unreturned key or an unexplained invoice can matter just as much when choosing a cleaner. This guide compares our service with named alternatives and explains what to ask before agreeing to a quote. The selection includes different operating models and one clearly labelled local example; it is not a complete market list or an independent quality ranking.

Put every proposal on the same brief. Compare the written programme and complete cost.

A commercial proposal needs a task list for each zone, cleaning frequency, labour or completion basis, equipment and consumable responsibilities, access arrangements, supervision and absence cover. Compare each provider against the same requirements, then compare the complete tax-inclusive cost and contract terms. A selected time allowance does not promise completion of unlimited work; an hourly rate alone does not reveal the programme.

Which commercial cleaning arrangement suits your business?

Choose the level of service management you need before narrowing the price. A routine small-office visit and a contract covering several buildings are different purchases.

Simply Maid may suit a business that wants to choose a labour allowance and routine priorities online. Read our commercial service scope before requesting a visit; clinical, industrial, hazardous and specialist machine work are outside that routine service. Requests need a suitable provider to accept the work.

A local Jim’s franchise offers a discussion and written quote for the premises. Cleancorp describes central contact and invoicing for multiple sites. AMC’s national programme is relevant when account oversight and reporting are procurement requirements. These are reasons to shortlist, rather than proof that one will deliver a better result. You can also learn about Simply Maid before deciding whether our booking model fits your business.

How do hourly, per-visit and monthly prices compare?

Ask each supplier to price the same premises, task frequencies and access window. Keep the labour, minimum commitment, GST and extra charges beside the final amount.

An hourly booking purchases time. A fixed visit or contract purchases the agreed scope, subject to its exclusions. Two cleaners working for 90 minutes provide three cleaner-hours, even though the business is occupied for only 90 minutes. Ask whether an hourly figure means labour per person or the whole team.

The differences in the table matter. Cleancorp publishes a $165 + GST minimum charge, but its page does not identify a universal charge period; ask before treating it as a visit price. Marlow publishes a Perth weekday daytime rate alongside a $650 + GST monthly minimum. A short occasional visit cannot simply be costed by multiplying that hourly rate. For our full visit totals and recurring budgets, use Simply Maid commercial cleaning prices.

Request one normal invoice example and one invoice including an extra task. That makes administration charges, consumable mark-ups and periodic floor work easier to compare than a headline rate.

A practical checklist for comparing cleaning proposals

Send every shortlisted supplier the same brief, then record what each one includes, excludes and needs you to confirm.

  • The premises: usable areas, floor surfaces, amenities, staff numbers, busy periods and rooms with restricted access.
  • The task schedule: what happens every visit, weekly, monthly and only on request. Mark the jobs that must be finished before opening.
  • The price: GST status, attendance minimum, visit frequency, first-clean work, after-hours costs, consumables, periodics and fee increases.
  • The people: who attends, who supervises, the absence-cover process and who can authorise a replacement.
  • The evidence: completed-task records, inspection examples, the person who receives a complaint and the agreed remedy.
  • The commitment: commencement, initial term, notice, renewal, cancellation, missed visits and keys returned at the end.

Ask the supplier to mark each item included, extra or excluded. A blank answer means you still need a clarification. It does not establish that the company cannot provide it. Keep the final scope with the proposal so a cheaper revision cannot quietly remove important work.

What should the cleaning checklist and time allowance cover?

Build the checklist around actual use. Floor area helps describe the job, but amenities, surfaces, clutter and access determine what can be achieved in the available time.

For an office, start with bathrooms, kitchen surfaces, ordinary bins, accessible work surfaces and floors. A retail site may put entrance glass and customer-facing flooring first. A gym may need change rooms and agreed equipment touchpoints prioritised around opening hours. Confirm permission before anyone handles stock, devices or confidential material.

Separate vacuuming from carpet extraction, wiping an accessible surface from high-level dusting, and normal bin emptying from specialist waste removal. These are different tasks, equipment and responsibilities. Our routine commercial scope explains the boundaries of our service.

For planning, divide work into amenities, kitchen, floors, accessible surfaces and access/setup time. Ask a supplier to explain the allowance for each. Review it after the first visit. These are planning categories, not a promise that a particular floor area can be completed in a fixed number of hours.

Cleaner-hours are total labour. Same labour. Different time on site.

Illustrative arithmetic, not a promise about team size or finish time. A cleaner-hour is one hour of labour by one cleaner. Compare total cleaner-hours, priorities, minimums and the full visit price including GST and fees. Do not multiply an hourly headline alone and call it the checkout total.

Read the illustration as text
One cleaner × two hours
2 cleaner-hours
Two cleaners × one hour
2 cleaner-hours

Same labour. Different time on site.

Who checks the work and covers an absent cleaner?

Ask for a named escalation contact and a practical cover plan. A promise of consistent staff is only useful if someone can explain what happens when those staff are unavailable.

AMC’s quality page describes arrival records, site audits and monthly reviews, with a 24-hour resource-replacement KPI. Treat that as a published target and confirm its application to your site. Marlow describes named backup and scored inspections for its Perth contracts. Ask to see the report you would actually receive.

A useful record identifies an incomplete task, why it was missed, the proposed action and who owns the follow-up. Photos can help with agreed areas, but should not expose screens, personal records or people unnecessarily. Agree those boundaries in the site instructions.

For Simply Maid, check acceptance of the requested work and discuss access and priorities before the visit. Do not treat an online request as evidence that a substitute cleaner is already allocated for every future date.

Who is responsible for what. Get the responsibility for each job in writing.

Employment, franchise, contractor and introduction models allocate selection, payment, attendance and remedies differently. These are questions for the chosen service, not claims that any model always assigns a duty to a particular party. Establish who selects the cleaner, who receives payment, who manages absence and who can authorise a remedy. A business name or platform label alone does not answer those questions.

Read the illustration as text

Who carries out and checks the work? Who arranges cover if they cannot attend?
Platform, if used
Does it arrange the job or introduce a cleaner? Who resolves missed work and payment issues?

Get the responsibility for each job in writing.

What should be agreed about keys, access and supplies?

Put access responsibilities and supply ownership in writing. They affect whether a cleaner can start work, complete the priorities and leave the building secure.

Record who provides keys or access cards, who may receive alarm instructions, the building contact, loading or parking arrangements, lift access and lock-up steps. Ask what happens if a card fails or a meeting overruns. A proposed after-hours time is not confirmation that building access has been approved.

Also distinguish cleaning equipment from business consumables. Our ordinary cleaning tools and products are supplied; site bin liners and washroom stock need their own arrangements. Other suppliers may replenish consumables under a separate charge. Compare the supply price, delivery or handling costs and who checks stock levels.

If your workplace requires particular inductions, documents or restricted-area procedures, send those requirements with the quote request. Obtain the relevant current documents from the supplier instead of relying on a general website badge.

Which contract terms are worth comparing before you sign?

Compare the initial commitment and the exit procedure together. A short notice period can still sit behind a minimum service term.

Simply Maid’s published routine business offer has no lock-in contract and free cancellation at least 24 hours before a visit. Marlow’s Perth contract describes an initial three-month establishment period, followed by 30 days’ notice. Neither arrangement should be compared from a no-lock-in headline alone.

Ask every supplier how missed work is reported, how long it has to fix the issue, whether you must provide access for a return and what you can do if the agreed standard is still not met. Separately record cancellation fees, renewal dates, price-review rules, holiday closures and the treatment of unperformed visits.

For a new supplier, agree a first-month review with examples of acceptable completion. This gives both sides a chance to adjust a poorly estimated scope before small omissions become a recurring problem.

Where should you start a local shortlist?

Check coverage for the actual address, then compare local scope and terms. A national brand name does not establish identical prices, availability or delivery in every postcode.

Choose a local comparison for the premises you manage. Sydney adds desk-count packages and invoice terms; Melbourne compares Conlans and ACS programmes; Brisbane examines weekly offers, monthly billing and closure credits. Perth contrasts Marlow’s contract inputs with MCC’s size-and-frequency packages.

Adelaide looks at a local fixed-scope offer, after-hours work and notice conditions. Canberra compares weekly packages, supplies and access requirements. Gold Coast adds local per-service and monthly quote models with reporting. Each guide checks explicit local coverage and identifies what remains to confirm for the actual address.

The Perth figures in this national guide demonstrate how one contract works; they are not an Australia-wide market average. Use the same site brief for your local shortlist, even when one provider shows a price online and another needs a walkthrough.

Questions before you choose

Which commercial cleaning company is best?

The useful choice is the company that can meet your actual scope, access, staffing and reporting needs at an acceptable total cost. This guide compares published offers, not independently tested cleaning quality, so it does not give a universal winner.

Is the lowest hourly rate the cheapest option?

Not necessarily. Minimum attendance, monthly commitments, service windows, fees and excluded work can change the total. Ask suppliers to quote the same brief and show a full invoice example.

Can I book Simply Maid for a medical or industrial premises?

Our routine business service excludes clinical, industrial, hazardous and specialist cleaning. Describe the actual work before making a request; a sector-specific provider may be needed.

Are consumables included in commercial cleaning?

Do not assume so. Cleaning equipment, bin liners and stocked washroom items are different categories. Ask who supplies each, any mark-up or handling fee, and whether replenishment is part of the agreed scope.

Does a published commercial rate confirm a cleaner is available?

No. Confirm the premises, postcode, date, access window and accepted scope. A quote request or Simply Maid booking request still needs the relevant confirmation.

How this comparison was made

Simply Maid publishes this guide and competes with the businesses listed. We compare sourced offers and practical buying conditions; we have not independently tested competitors' cleaning.

Simply Maid appears first in the main side-by-side table. Other providers are selected for the service and place covered, with the order carrying no quality rank. Missing information stays unknown.
