How much does commercial cleaning cost?

Current Simply Maid price · AUD including GST and Care & Cover · per visit
Cleaner-hours per visitOne-off visitEach visit on a weekly plan
2 hours$210$169
3 hours$312$251
4 hours$414$332

How many hours will my premises need?

Booking suggests hours from your floor area, desks, rooms, kitchenettes and toilets. These examples use the same estimate. It is a starting point, not a promise to finish any premises in that time: you choose the hours you buy, and you can change them after the first visit.

Suggested cleaner-hours per visit · cleaning charge including GST, before Care & Cover
Example premisesSuggested hoursOne-off cleaning chargeWeekly plan, per visit
Ground-floor business up to 100 m²: reception, one kitchenette, two toilets2 hours$198$158.40
Shared floor of 201–400 m²: reception, two lounges, one kitchenette, four toilets4.5 hours$445.50$356.40

Over 400 m², or more than 40 desks, booking does not suggest hours; choose them yourself, up to six cleaner-hours a visit. Two cleaners for one hour count as two cleaner-hours.

Office, shop or gym: choosing the right clean for an Adelaide business

The City of Adelaide is a place people come to work. Its economic profile estimates 174,945 local jobs in 2024/25 against a resident population of 30,173, spread across 12,975 local businesses. The biggest office-based employers are public administration and safety with 29,247 jobs, professional, scientific and technical services with 27,815, and financial and insurance services with 13,762. In an office, plan cleaner-hours around how many people use the kitchen and bathrooms on your busiest days, not floor area alone.

Retail and hospitality employ fewer people in the city: 7,254 retail jobs and 11,670 in accommodation and food services. A shopfront usually needs a visit before opening or after close, so start from your trading hours and the floor area customers actually use.

Health care and social assistance is the city's largest employer, with 32,121 jobs. Medical spaces are specialist work and are not part of this service, and neither are food production areas. If your premises is mainly clinical rooms or a commercial kitchen, this booking is not the right fit.

Where Adelaide's business spaces are, and getting in after hours

The central business district is the "square mile" laid out in Colonel Light's 1837 plan, with North Adelaide across the River Torrens and the Park Lands around both. The council promotes Hindley, Hutt, Melbourne and O'Connell Streets as its mainstreets, and describes Melbourne Street as having everything from food and fashion to shoes and services.

On the former Royal Adelaide Hospital site, Lot Fourteen is a 7-hectare innovation district whose tenants include the Australian Space Agency, the Australian Institute for Machine Learning, the Australian Cyber Collaboration Centre, Amazon Web Services and Cisco. Buildings like these, and the city's office towers, set their own rules for visitors after hours: a security desk sign-in, swipe access for lifts and floors, sometimes an induction. Ask your building manager what an after-hours cleaner needs, put it in the access instructions when you book, and name an on-site contact who can be reached.

Evening visits are possible where approved cleaners can fit the full visit, with no arrival after 9 pm. Tell us when the building's after-hours access starts and when it locks, so the arrival window you choose works with the building as well as your team.

Parking, loading zones, bins and keys in the city

A cleaner's car usually can't stay in a loading zone for a whole visit. Under the City of Adelaide's sign rules, a commercial vehicle may use a loading zone only while loading or unloading goods, for no more than 30 minutes, and other vehicles only to load or unload heavy or large items for the time on the sign. Signs can change by the hour: the council's own example is a loading zone from 9 am to 4 pm that becomes one-hour parking at other times.

The council lists about 9,300 free time-limited and 3,000 paid on-street spaces in the city, with card-only ticket machines, and nine UPark car parks with about 6,000 spaces. Some UParks are open around the clock, and seven can be pre-booked, including Rundle Street, Gawler Place, Topham Mall and Grote Street. On Adelaide Oval event days with a scheduled crowd of 20,000 or more, the council brings in temporary two-hour event parking in signed areas, so check the signs before an evening visit near the Oval. The most useful thing you can give us is a parking plan: a visitor bay, a car park you use or the nearest UPark.

Rundle Mall is closed to vehicles from 9 am to 6 pm Monday to Thursday, 9 am to 9:15 pm on Friday and 9 am to 5 pm on weekends. Access permits are for loading goods to mall businesses with no other entrance, for 30 minutes at most, so a cleaner for a mall shop parks elsewhere and walks in. Tell us which entrance to use.

If you use the council's small business collection, it empties a 140-litre waste bin weekly, a 240-litre recycling bin fortnightly and flattened cardboard weekly, and cardboard must go on the kerb between 3 pm and 6 pm on collection day. Tell the cleaner where rubbish and cardboard should be left, because a visit after 6 pm is too late to put cardboard out for that day's collection. Share keys, swipe cards and alarm codes through the booking's access instructions, not by email, and say who to call if an alarm goes off.

How Adelaide bookings are matched to cleaners

Availability is on request. Book online or call 1300 009 363, and we confirm your date once a cleaner approved for business work can reach your address and fit the full visit. Nothing is charged before that.

Online booking is open for any Adelaide address. You choose an area range, amenities and cleaner-hours, then add the address, access instructions and an on-site contact. The dates and arrival windows offered depend on the approved cleaners available near that address, whether it is in the city, North Adelaide or a suburban office or shop.

Book without a site visit or a contract

  1. Choose your premises and weekly days, or a one-off visit.
  2. Select an area range, add amenities and choose your cleaner-hours.
  3. Enter the address, mobile number and access instructions. Add a colleague as the on-site contact if needed.
  4. Choose your first date and arrival window, review the full total and book.

Cleaner-hours are the total cleaning labour you purchase. Where a team attends, the elapsed visit may be shorter. Additional work needs your agreement.

Questions before you book

How much does commercial cleaning cost in Adelaide?

$99 per cleaner-hour including GST for a one-off visit, plus Care & Cover, with a minimum of 2 cleaner-hours ($210). A recurring schedule of one to four visits a week gets 20% off the cleaning charge.

Can you clean a shop in Rundle Mall?

Booking is open for mall addresses. Vehicles can't enter the mall during its daytime closure hours, so the cleaner parks nearby and walks in; tell us which entrance to use and who will let them in.

Where will the cleaner park in the city?

Tell us in the booking: a visitor bay, a car park you use or the nearest UPark. City of Adelaide loading zones are for commercial vehicles loading or unloading goods for up to 30 minutes, so they are not a place to park for a whole visit.

Can a cleaner come after our office closes?

Yes, where an approved cleaner can fit the full visit in the evening, with no arrival after 9 pm. Tell us how your building's after-hours sign-in and lift access work.

Do I have to sign a contract?

No. There is no lock-in contract, and you can cancel free of charge at least 24 hours before a visit.

Do you clean medical practices or commercial kitchens?

No. Medical spaces and food production areas are specialist work and are excluded from this service.
