Compare local providers
Quick answer: Compare the Melbourne end-of-lease clean you actually need: an empty or furnished home, oven and cupboard interiors, windows, carpets and any return visit. Simply Maid's two-bedroom, one-bathroom example is $455 before selected extras. The providers below use different packages and reporting windows, so their headline prices are a starting point for a matched quote.
Change log and editorial creditsAn empty apartment, a furnished rental and a house with several carpeted rooms need different quotes. We compare our service with three businesses advertising Melbourne end-of-lease cleaning, then show the choices behind the price.

Behind our figures
Our prices, service records and customer payments measure different things. Use the scope and dates below when comparing them with another provider’s offer.
The examples use the booking calculator and include GST and Care & Cover. They refresh periodically and may retain the last available figures when a data read fails. Confirm your current total in booking. These are service examples, not amounts paid by past customers.
Eligible completed end-of-lease cleans from Simply Maid's historical and current booking records. Repeat visits count separately; this is not a customer count or a measure of bond returns.
A median requires at least 30 eligible completed cleans and 20 distinct customers in the same service and geographic sample. We do not replace a missing local sample with the national result.
Start with coverage, the service you need and how each provider confirms the work. The order does not rank cleaning quality.

These hypothetical quotes concern the same empty two-bedroom, one-bathroom home. They contain different work, so their headline totals would not settle the comparison. Identify required tasks, resolve unknown inclusions, then obtain each provider’s own complete total. Providers may charge different fees; the fees do not need to match, but each must be disclosed. No amount or real provider offer is depicted.
Get complete totals for the same agreed work.
A displayed discount can help if it applies to your booking. Keep its standard amount and scope beside it.
Maid to Clean's move-out page shows a two-bedroom empty-home amount of $498, or $398.40 under its displayed 20% offer. It describes a limited offer without an exact expiry on the page reviewed. Check eligibility, GST and bathroom assumptions in the final quote. Interior windows and carpet treatment are additional selections.
Our example includes an explicit bathroom count, GST and Care & Cover, while other offers use their own package definitions. Do not bolt an extra from another provider's price page onto a promotion unless that business confirms they can be combined. Keep the final written scope and amount together.
For the selections behind our amount, use the Melbourne end-of-lease price guide. To check our included tasks and exclusions against another quote, see Simply Maid's end-of-lease service.
Paul's published two-bedroom unit example adds $148 carpet cleaning to its $380 standard amount: $380 + $148 = $528.
The source page says GST is included in its FAQ and that layout and condition can affect price. The table does not define a bathroom count or carpet-room limit. This is illustrative arithmetic from an advertised offer, not a completed-customer invoice or a universal Melbourne rate.
Send the same carpet and room list to each provider. A second bathroom, extra living area or carpeted stairs can leave a headline comparison incomplete. Ask for the all-in total and the assumptions that could change it.
Settle what stays before relying on an empty-home quote.
Maid to Clean lists separate empty and furnished packages. Tell every provider which furniture remains, whether cupboards are empty and what can be reached. Ask whether furniture, fridge interiors and contents are part of the accepted scope.
With Simply Maid, confirm remaining contents with support before treating an empty-home example as a final quote. We are not presenting a separate furnished end-of-lease package here. Photographs and a written list of remaining items are more useful than describing the property only as 'mostly empty'.
Our end-of-lease checklist includes interior windows. Maid to Clean lists inside windows as an extra, while Paul's lists internal glass, sills and tracks.
Add the required work to each quote before judging the total. Ask about outside glass, high windows, flyscreens and access separately. For walls, distinguish local scuff treatment from washing full surfaces, and describe the affected rooms and marks. Full wall washing is a selected extra in our booking.
Cleaning does not resolve every type of stain or damage. Have the provider explain surface limitations before approving treatment. A broad package name does not settle those details.
Simply Maid’s end-of-lease scope. Check each competitor’s own checklist before comparing the total.

This summary does not replace the end-of-lease checklist. The home-clean package includes the named interiors. Carpet extraction and the other named extras must be selected separately. Describe the condition, arrange access, and check your agreement and local guidance for any tenancy requirement.
An agreed clean is not a bond guarantee.
Establish which carpet areas need treatment, whether the treatment is in the quote, and who is responsible for each part of the job.
Our carpet extraction is a separate selection from the end-of-lease house clean. Specify the bedrooms, living rooms, hallway and stairs that need it. Equipped-cleaner and address availability still matter; an end-of-lease appointment by itself is not confirmation of a carpet appointment.
A combined package can simplify coordination, but ask whether the same person completes both parts or a specialist attends separately. With two providers, agree on the order, access, each invoice and who handles a callback. Ask how later foot traffic or furniture movement will be managed.
Describe stains and odours before accepting a room package. Find out what treatment is proposed, what costs extra and what may remain. Follow the carpet provider's drying instructions before the next walk-through. Compare the carpet providers and methods if that part of the job needs a separate decision.
The reporting deadline, evidence needed and return-visit timing are three separate conditions. Plan the inspection around all three.
Under Simply Maid's terms, report concerns within 48 hours of the clean. A covered re-clean is completed within seven business days of the original service. Arrange access and inspect promptly rather than assuming the return can happen on the day you hand over the keys.
For every provider, ask what starts the clock, whether the property must remain empty and unused, and how to supply photographs or an inspection report. Keep power, water and access available where required. A longer reporting window does not by itself promise a faster return.
Compare an inspection request with the work you actually booked. A missed included task and an extra you did not order need different conversations. A cleaning remedy concerns the service; it should not be treated as a promise that every part of a rental bond will be returned. The existing guide to a clean that was not accepted explains how to organise the next steps.

A provider’s deadline for reporting missed work, its timing for a covered return and the customer’s key-handover arrangement are separate conditions. Record the trigger for each provider deadline and confirm a return appointment while access is possible. The longest reporting period does not by itself ensure a convenient return. No numerical deadline, tenancy requirement or full bond-return guarantee is asserted.
A reporting window is not a return appointment.
Paul's asks for a report within 72 hours; Maid to Clean describes seven days and a normal return within 24 hours. Conditions still apply.
Read the actual Paul's policy and Maid to Clean offer with the quote. Paul's asks for photos or an inspection report, booked-scope items and an empty, unused property with return access. Maid to Clean excludes its hourly services from its advertised move-out remedy. A normal return timeframe is not a confirmed appointment.
Our reporting period is 48 hours, with the covered return process described above. For Jim's, obtain the applicable reporting and return details with the local written quote. Choose dates that leave time to inspect, report and arrange access, rather than comparing the longest headline window alone.
Give providers enough detail to quote the same job, then compare their written answers.
“I'm moving out of [suburb/postcode] on [date]. The property has [bedrooms], [bathrooms], [studies/living rooms] and [stairs]. It will be [empty/furnished]. I need [house checklist], [carpet areas] and [other extras]. Here are photos of the kitchen, bathrooms, windows, walls and carpet marks. My inspection is [date] and key handover is [date]. Please confirm the full AUD amount, GST, any minimum or access charge, what can change the price, and your re-clean reporting and return conditions.”
Compare the response against your list, not just its headline amount. Ask who authorises extra work, how unexpected condition issues will be handled, who has the keys, and when the booking is accepted. Keep the final specification with the invoice so the people cleaning and inspecting the property work from the same information.
For our broader local service options and area information, see Simply Maid in Melbourne. This comparison concerns moving out; a regular or general home-cleaning booking has a different checklist.
These summaries explain who each advertised offer may suit and what to check. They are not test-clean reviews.

No. The researched offers differ. Simply Maid and Paul's list internal windows in their named scope, while Maid to Clean lists inside windows as an extra. Confirm tracks, screens and external glass separately.
It depends on the provider and package. Vacuuming may be included while extraction is separately priced. Name each carpet area, stairs and any stain or odour treatment in the quote, and confirm who completes that work.
Compare the total for the work you need. A lower package can suit a smaller or easier job, but check exclusions, minimums, tax and condition assumptions before deciding. Unknown inputs prevent a reliable total.
Plan around the provider's empty-property requirement and your inspection and key-handover dates. Confirm removal of possessions, working power and water, and time to inspect and report any missed included work.
