Behind our figures

Our prices, service records and customer payments measure different things. Use the scope and dates below when comparing them with another provider’s offer.

From our booking calculator Examples displayed 14 October 2026. Review the current total for your selections in booking.
How this is measured

The examples use the booking calculator and include GST and Care & Cover. They refresh periodically and may retain the last available figures when a data read fails. Confirm your current total in booking. These are service examples, not amounts paid by past customers.

Our end-of-lease record
52 completed end-of-lease cleans in Brisbane, since 2018. Data through 12 October 2026.
How this is measured

Eligible completed end-of-lease cleans from Simply Maid's historical and current booking records. Repeat visits count separately; this is not a customer count or a measure of bond returns.

Paid by customers
Not enough records for a median No qualifying end-of-lease payment sample is available in Brisbane.
How this is measured

A median requires at least 30 eligible completed cleans and 20 distinct customers in the same service and geographic sample. We do not replace a missing local sample with the national result.

Match the work before the totals. Get complete totals for the same agreed work.

These hypothetical quotes concern the same empty two-bedroom, one-bathroom home. They contain different work, so their headline totals would not settle the comparison. Identify required tasks, resolve unknown inclusions, then obtain each provider’s own complete total. Providers may charge different fees; the fees do not need to match, but each must be disclosed. No amount or real provider offer is depicted.

Start with the same bedroom and bathroom counts

A three-bedroom, one-bathroom quote is not the same job as three bedrooms and two bathrooms. Record both counts before comparing.

Include studies, extra living rooms, stairs, balconies and garages in the description. Photos can help clarify condition and areas needing more work. Ask whether the published amount is a fixed total, a starting amount or an estimate pending inspection.

CleanBond's advertised larger-home example includes carpet work, while Cleanize separates house-only and combined packages. Jim's requests a job quote. These offers answer different starting questions; the scope needs aligning before a price comparison can settle your choice.

For the selections behind our amount, use the Brisbane end-of-lease price guide. To check our included tasks and exclusions against another quote, see Simply Maid's end-of-lease service.

What the $55 carpet-package difference means

Cleanize's two-bedroom, one-bathroom package is advertised from $440 for the bond clean or $495 with carpets, both including GST.

The published package difference is $495 − $440 = $55. It is not a standalone carpet-cleaning rate. The number and size of carpet areas, stain treatment and condition limits are still questions for the final quote.

Ask for both the house-only and full bundle amount for your actual property. Keep furnished-home and other extra charges separate until confirmed. Our carpet extraction is selected separately from the house clean; do not add a competitor's bundle increment to our price to estimate our total.

The checklist behind the price

Send every provider the same room list and required tasks. A package name alone does not tell you what is included.

  • Kitchen: oven interior, racks and door glass; rangehood filters; inside cupboards and drawers. Say which appliances will remain.
  • Windows: internal glass, tracks and sills; external glass, flyscreens and high windows separately identified.
  • Walls: local mark removal or full washing, affected rooms and surface condition. Damage and permanent staining need a separate discussion.
  • Carpets: vacuuming or extraction, named rooms and stairs, room-size limits and any stain or odour treatment.
  • Other spaces: studies, extra living rooms, balconies, garages and bathrooms, rather than relying on a bedroom count alone.
  • Access and condition: furniture remaining, lift or stair access, parking or loading arrangements, power and water, and photos of areas needing extra work.

A lower base price can be useful if it excludes work you do not need. The risk is discovering an omission after arranging the visit. Retain the accepted checklist and ask how a change in scope will be agreed and priced. Our room-by-room move-out checklist helps you prepare; the checklist here helps compare quotes.

Simply Maid’s end-of-lease scope. Check each competitor’s own checklist before comparing the total.

Plan the whole move-out clean. An agreed clean is not a bond guarantee.

This summary does not replace the end-of-lease checklist. The home-clean package includes the named interiors. Carpet extraction and the other named extras must be selected separately. Describe the condition, arrange access, and check your agreement and local guidance for any tenancy requirement.

Oven, fridge + cupboard interiors Interior window glass + tracks
Selected separately
Carpet extraction + wall washing Blinds, balcony + garage

An agreed clean is not a bond guarantee.

Coordinate the house clean and the carpets

Establish which carpet areas need treatment, whether the treatment is in the quote, and who is responsible for each part of the job.

Our carpet extraction is a separate selection from the end-of-lease house clean. Specify the bedrooms, living rooms, hallway and stairs that need it. Equipped-cleaner and address availability still matter; an end-of-lease appointment by itself is not confirmation of a carpet appointment.

A combined package can simplify coordination, but ask whether the same person completes both parts or a specialist attends separately. With two providers, agree on the order, access, each invoice and who handles a callback. Ask how later foot traffic or furniture movement will be managed.

Describe stains and odours before accepting a room package. Find out what treatment is proposed, what costs extra and what may remain. Follow the carpet provider's drying instructions before the next walk-through. Compare the carpet providers and methods if that part of the job needs a separate decision.

Check the suburb and the booking arrangement

A Brisbane service page is a starting point. Confirm the exact address, job and date with the provider.

CleanBond advertises Brisbane, Logan and Ipswich. Do not assume that the other providers use identical service boundaries or access charges. A suburb or postcode check is more useful than a generic claim that a business covers 'Brisbane'.

Simply Maid may suit an online home-size booking with selected extras. Cleanize's separate bond-only and carpet packages help you ask for two totals for the same home. CleanBond's combined larger-home example may be relevant to that type of job. Jim's may suit a property needing a local operator's written specification. None of these observations demonstrates superior cleaning quality.

Read a re-clean promise as a timetable

The reporting deadline, evidence needed and return-visit timing are three separate conditions. Plan the inspection around all three.

Under Simply Maid's terms, report concerns within 48 hours of the clean. A covered re-clean is completed within seven business days of the original service. Arrange access and inspect promptly rather than assuming the return can happen on the day you hand over the keys.

For every provider, ask what starts the clock, whether the property must remain empty and unused, and how to supply photographs or an inspection report. Keep power, water and access available where required. A longer reporting window does not by itself promise a faster return.

Compare an inspection request with the work you actually booked. A missed included task and an extra you did not order need different conversations. A cleaning remedy concerns the service; it should not be treated as a promise that every part of a rental bond will be returned. The existing guide to a clean that was not accepted explains how to organise the next steps.

Check three separate deadlines. A reporting window is not a return appointment.

A provider’s deadline for reporting missed work, its timing for a covered return and the customer’s key-handover arrangement are separate conditions. Record the trigger for each provider deadline and confirm a return appointment while access is possible. The longest reporting period does not by itself ensure a convenient return. No numerical deadline, tenancy requirement or full bond-return guarantee is asserted.

A reporting window is not a return appointment.

Resolve the callback details before handover

The providers publish different levels of detail. An advertised callback without a deadline needs a specific question.

CleanBond advertises seven-day re-clean support. Cleanize describes a callback for an agent's cleaning concerns but does not state a deadline on the page reviewed. Jim's advertises its Work Guarantee; ask for the applicable reporting and return conditions. The shared table links the underlying statements.

Record whether the clock starts from the clean or the inspection, what evidence is needed and how access is arranged. Schedule your own inspection while there is still time to report included work that was missed. Do not infer a next-day return from the existence of a re-clean policy.

The information to send with your quote request

Give providers enough detail to quote the same job, then compare their written answers.

“I'm moving out of [suburb/postcode] on [date]. The property has [bedrooms], [bathrooms], [studies/living rooms] and [stairs]. It will be [empty/furnished]. I need [house checklist], [carpet areas] and [other extras]. Here are photos of the kitchen, bathrooms, windows, walls and carpet marks. My inspection is [date] and key handover is [date]. Please confirm the full AUD amount, GST, any minimum or access charge, what can change the price, and your re-clean reporting and return conditions.”

Compare the response against your list, not just its headline amount. Ask who authorises extra work, how unexpected condition issues will be handled, who has the keys, and when the booking is accepted. Keep the final specification with the invoice so the people cleaning and inspecting the property work from the same information.

For our broader local service options and area information, see Simply Maid in Brisbane. This comparison concerns moving out; a regular or general home-cleaning booking has a different checklist.

Questions before you choose

Is bond cleaning different from end-of-lease cleaning?

In this guide they describe the same move-out selection task. What matters is the written checklist and conditions, rather than the package name. One Brisbane comparison covers both expressions.

Is carpet cleaning included in an end-of-lease clean?

It depends on the provider and package. Vacuuming may be included while extraction is separately priced. Name each carpet area, stairs and any stain or odour treatment in the quote, and confirm who completes that work.

Should I choose the lowest advertised price?

Compare the total for the work you need. A lower package can suit a smaller or easier job, but check exclusions, minimums, tax and condition assumptions before deciding. Unknown inputs prevent a reliable total.

When should I arrange the clean?

Plan around the provider's empty-property requirement and your inspection and key-handover dates. Confirm removal of possessions, working power and water, and time to inspect and report any missed included work.

Does the price change outside central Brisbane?

Confirm each provider's suburb coverage and any access or travel charge. Simply Maid's home-clean pricing model is the same across served cities; the address and requested date still need an availability check.

How this comparison was made

Simply Maid publishes this guide and competes with the businesses listed. We compare sourced offers and practical buying conditions; we have not independently tested competitors' cleaning.

Simply Maid appears first in the main side-by-side table. Other providers are selected for the service and place covered, with the order carrying no quality rank. Missing information stays unknown. Our current prices use the booking calculator; competitor amounts retain their units, conditions and check dates. Read our full comparison method and correction process.
