Commercial cleaning companies on the Gold Coast compared (2026)

Quick answer: Gold Coast businesses can compare Simply Maid’s cleaner-hours with Gold Keys’ written per-service quotes, CleansePro’s scoped monthly office programme and AMC’s managed service. Compare consumables, visit reports and access conditions as well as price. A local provider without a public tariff still needs a full written quote before it can be ranked by cost.

Change log and editorial credits

This comparison focuses on named providers with explicit Gold Coast coverage. The local offers make useful distinctions: one prices per completed service, another builds a monthly programme with supplied stock and reports, while our routine service prices the cleaner-hours you select. None is a universal match for every workplace.

Prices, minimums and the complete quote

Simply Maid’s general one-off minimum totals $210 for 2 cleaner-hours, including GST and Care & Cover. Gold Keys quotes a fixed amount per service after a site visit; CleansePro quotes an individual monthly office programme; AMC requires a site proposal. The reviewed local pages do not provide numeric general office tariffs, so we do not invent a Gold Coast market average.

AUD advertised prices and quote models. Keep the units, scope, GST and minimums with each amount.

Put every proposal on the same brief. Compare the written programme and complete cost.

A commercial proposal needs a task list for each zone, cleaning frequency, labour or completion basis, equipment and consumable responsibilities, access arrangements, supervision and absence cover. Compare each provider against the same requirements, then compare the complete tax-inclusive cost and contract terms. A selected time allowance does not promise completion of unlimited work; an hourly rate alone does not reveal the programme.

Which Gold Coast providers belong on the same shortlist?

Start with explicit local coverage and the work you need. Brisbane coverage alone is not proof that a company serves your Gold Coast address.

Simply Maid supports routine office, shop, gym and shared-space requests on the Gold Coast. Our local commercial service scope explains the work, while the broader Gold Coast page helps you explore our local offering. The date and suitable provider’s acceptance still need confirmation.

Gold Keys and CleansePro both describe Gold Coast office services. AMC explicitly lists Gold Coast coverage in its national facilities offer. These sources justify a shortlist, not a guarantee of service for every postcode or date.

If your business includes an office plus a different operating area, describe both. A customer-facing shop, a staff office and a commercial kitchen should not be collapsed into one routine checklist. Ask which work each supplier is actually proposing to undertake.

How do per-service, monthly and cleaner-hour offers differ?

Compare the same schedule and scope over the same period, while keeping each supplier’s charging basis visible.

Gold Keys describes a written fixed price per service after a free site visit. CleansePro uses an individually scoped monthly office rate. Ask how each handles the actual number of visits, changes in frequency and a first clean.

For Simply Maid, commercial pricing shows purchased cleaner-hours and the full booking total. Keep the priorities beside that allowance. A fixed completion scope and a time allowance distribute the work differently; neither can be judged from the price unit alone.

Do not substitute a company’s bond-cleaning promotion or aircon price for its business-cleaning quote. The reviewed local office pages require an individual proposal, so the price table identifies that gap instead of filling it with an unrelated figure.

Cleaner-hours are total labour. Same labour. Different time on site.

Illustrative arithmetic, not a promise about team size or finish time. A cleaner-hour is one hour of labour by one cleaner. Compare total cleaner-hours, priorities, minimums and the full visit price including GST and fees. Do not multiply an hourly headline alone and call it the checkout total.

2 cleaner-hours
Two cleaners × one hour
2 cleaner-hours

Same labour. Different time on site.

Which offer includes consumables, and what does that mean?

Ask whether the proposal includes the products, the replenishment task or both, and whether usage limits apply.

CleansePro’s office page includes consumable supply. Gold Keys offers customer-supplied stock or replenishment charged in the quote. Simply Maid supplies routine cleaning products and equipment, while site bin liners and washroom stock need their own arrangements. These are meaningful differences when your staff currently manage supplies.

List the dispensers, required product types, storage space and expected usage. Ask who approves substitutions and who pays if consumption changes. If another contractor already supplies the amenities, make sure the new arrangement does not duplicate that service.

A supplier may offer a convenient single invoice without every possible item being included. Keep extraction, exterior or high-access glass, specialist floor work and other periodics as separate tasks with their own frequency and price.

What should a useful digital cleaning report show?

It should let you check the agreed work and follow up an omission, while respecting the premises’ privacy and access rules.

Gold Keys describes logged checklists, timestamps and photos. CleansePro describes emailed reports with completed tasks and notes. These are provider-published processes; we have not audited the reports or observed the cleans. Ask to see a representative report and establish who in your business receives it.

A timestamp records attendance, not necessarily completion of all priorities. Ask the report to identify excluded rooms, access problems, exhausted time or missing supplies, with a named follow-up contact. That makes it more useful than a generic all-done message.

Agree where photos may be taken. A clear floor image can support a check, while an image containing screens or personal records can create an unnecessary disclosure. Select reporting evidence that fits your actual workplace.

How do you compare regular staff and cancellation terms?

Keep qualifications beside the promise. A familiar-team headline needs an absence plan, and no lock-in still needs a notice procedure.

CleansePro’s page repeatedly promotes consistent staff but qualifies this as the same team where possible in its closing text. We preserve that qualification. Ask who covers leave, how the substitute gets the site instructions and how you are told about a change.

Gold Keys advertises no lock-in, while CleansePro refers to a rolling agreement with reasonable notice. Neither reviewed page establishes a fixed notice day count. Get that detail before signing or assuming service can stop immediately. Simply Maid offers free cancellation at least 24 hours before a routine business visit and no lock-in contract.

For a managed alternative, ask AMC to include the account contact, cover arrangement and applicable service targets in its proposal. The same practical questions should apply regardless of the size of the supplier.

Who is responsible for what. Get the responsibility for each job in writing.

Employment, franchise, contractor and introduction models allocate selection, payment, attendance and remedies differently. These are questions for the chosen service, not claims that any model always assigns a duty to a particular party. Establish who selects the cleaner, who receives payment, who manages absence and who can authorise a remedy. A business name or platform label alone does not answer those questions.

Cleaning provider
Who carries out and checks the work? Who arranges cover if they cannot attend?
Platform, if used
Does it arrange the job or introduce a cleaner? Who resolves missed work and payment issues?

Get the responsibility for each job in writing.

What should you confirm about access and corrective visits?

Put the working window and reporting deadline in writing, and separate a requested return from the normal recurring schedule.

CleansePro says its quote takes agreed access hours into account and asks customers to report an issue within 24 hours for a corrective return. Confirm what qualifies, how to report and how access for that return is arranged. Do not confuse its office condition with a differently timed bond-cleaning promise on another page.

For any supplier, specify keys or cards, parking or unloading, alarm steps and the boundary between tenancy and building-common work. A local service area does not tell a cleaner how to enter a particular property. If you manage several sites, identify the differences rather than sending one generic access note.

Use the national proposal checklist to close remaining gaps before choosing: full total, tasks, supplies, attendance, reports, remedy, notice and handover. Our Gold Coast routine scope helps establish whether Simply Maid belongs on that final shortlist.

Questions before you choose

Why are there no numeric office rates for Gold Keys or CleansePro?

The reviewed office pages require individual site quotes. Gold Keys describes fixed per-service pricing and CleansePro a scoped monthly programme. This guide does not substitute unrelated bond or specialist-service prices.

Do both local companies include washroom consumables?

CleansePro describes supplied consumables in its office service. Gold Keys offers customer supply or separately priced replenishment. Confirm the products, allowance and tasks in your own proposal.

Does CleansePro promise the same cleaner every time?

Its page has strong continuity headlines but also qualifies the same-team arrangement as where possible. Ask for the actual absence-cover process instead of treating identical staff as unconditional.

Does a Brisbane company automatically cover the Gold Coast?

No. This shortlist uses explicit Gold Coast coverage. Confirm the particular premises and required schedule with each supplier; Simply Maid requests also require a suitable provider to accept the work.

How this comparison was made

Simply Maid publishes this guide and competes with the businesses listed. We compare sourced offers and practical buying conditions; we have not independently tested competitors' cleaning.

Simply Maid appears first in the main side-by-side table. Other providers are selected for the service and place covered, with the order carrying no quality rank. Missing information stays unknown. Our current prices use the booking calculator; competitor amounts retain their units, conditions and check dates. Read our full comparison method and correction process.
