Commercial cleaning companies in Melbourne compared (2026)

Quick answer: For Melbourne businesses, compare the routine hourly option from Simply Maid with Cleancorp and AMC’s site proposals and the local offers from Conlans and ACS. The biggest differences are the scope purchased, ongoing commitment and level of supervision. Ask every supplier to price the same access window, amenities and task schedule.

Change log and editorial credits

A small professional suite, a shop open seven days and a multi-floor office need different arrangements. This comparison brings our routine business service together with four named alternatives serving Melbourne. It includes published local starting prices and the details that a quote needs before it can help you decide.

Put every proposal on the same brief. Compare the written programme and complete cost.

A commercial proposal needs a task list for each zone, cleaning frequency, labour or completion basis, equipment and consumable responsibilities, access arrangements, supervision and absence cover. Compare each provider against the same requirements, then compare the complete tax-inclusive cost and contract terms. A selected time allowance does not promise completion of unlimited work; an hourly rate alone does not reveal the programme.

Which Melbourne companies should you shortlist?

Match the management model to your site: a routine labour booking, a local scoped programme or a larger managed contract.

Simply Maid may suit routine office, retail and gym priorities where you want to select cleaner-hours online. Our Melbourne commercial service guide explains suitable work and exclusions. The Simply Maid Melbourne page provides broader local service information; the actual business address and visit still need confirmation.

Conlans is useful to consider when you want a Melbourne walkthrough and a written task-frequency programme. ACS offers a different local comparison through starting monthly plans and one-off hours. Cleancorp and AMC add location networks and managed commercial arrangements, which may matter if the Melbourne site is part of a larger portfolio.

None of these models proves cleaning quality by itself. Ask who owns your account, who checks the work and whether the proposed arrangement fits the way the premises is used.

What do the published Melbourne prices actually buy?

The useful comparison is the agreed work for the full cost and term. Do not turn a monthly starting plan into an assumed hourly rate.

Conlans gives a starting regular attendance of $178 + GST, with the final fixed monthly price after a walkthrough. ACS starts its weekly-attendance plan at $700 per month + GST and publishes a separate weekday one-off rate from $90 per hour + GST. Its one-off minimum period still needs confirmation.

These figures do not establish how long cleaners attend, how large the premises can be or whether the same tasks are included. Ask for the room list, frequency and first-clean allowance. For Simply Maid, commercial pricing shows the current $99 cleaning rate per cleaner-hour including GST, Care & Cover and full visit totals separately.

When comparing a recurring monthly proposal, record how public holidays, business closures and additional visits are treated. Dividing by four can obscure the difference between a calendar-month contract and separately charged weekly attendance.

Cleaner-hours are total labour. Same labour. Different time on site.

Illustrative arithmetic, not a promise about team size or finish time. A cleaner-hour is one hour of labour by one cleaner. Compare total cleaner-hours, priorities, minimums and the full visit price including GST and fees. Do not multiply an hourly headline alone and call it the checkout total.

Two cleaners × one hour

How do building access and trading hours affect the quote?

Supply the real access window before requesting a final price. It determines whether cleaners can enter, work without interruption and leave the premises secure.

For a shared office building, confirm where the tenancy ends and the building manager’s common-area service begins. Otherwise a proposal may include a lobby another contractor already cleans or omit the kitchen your team uses. If the tenancy has a lift, loading dock, paid parking or induction, record those arrangements in the brief.

For a shop, describe trading hours, permitted wet-floor periods and stock areas that cleaners must avoid. For a gym, separate customer areas and change rooms from equipment tasks and any work requiring specialist products or training. Our Melbourne business scope helps identify what fits a routine request.

Ask each supplier to show whether the offered price applies to daytime, evenings, weekends or public holidays. Confirm building-imposed access costs separately. These checks apply when the premises has those constraints; they are not a claim that every Melbourne building charges them.

How do the contract commitments differ?

Conlans publishes a twelve-month arrangement with conditional exit provisions; Simply Maid publishes routine visits without a lock-in term. Obtain the actual terms for every proposal.

Conlans’ current service page describes the first 30 days as an opportunity to change your mind. Later, it describes written notice of a shortcoming and 14 days to remedy it before an exit without penalty. It also states no exit fee. Read those statements together and ask how they appear in the signed agreement; do not reduce them to a generic no-contract promise.

Simply Maid offers free cancellation at least 24 hours before a routine visit. For ACS, Cleancorp and AMC, the reviewed pages do not establish one universal commercial exit term. Ask for the initial period, notice, renewal, price review and missed-visit rules in writing.

A longer agreement can still be suitable if the scope and review process fit the business. The decision is whether the obligations and remedy are workable, not just which headline sounds more flexible.

What should you ask about supervision and staff cover?

Request the actual inspection and cover process for your tenancy, including what happens when your usual cleaner is away.

ACS describes supervisor inspections and a consistent cleaner or core team where operationally possible. That qualification matters: continuity is not absolute. Conlans describes task records and photos, while AMC publishes audit and replacement KPIs. These are useful discussion points, rather than independent evidence that no shift will be missed.

Ask to see a sample report with confidential customer details removed. It should show the task, finding, responsible contact and next action. Decide who can approve extra time and how a cleaner reports an inaccessible room or exhausted supply.

For access-controlled sites, also ask how a replacement receives the induction and authorised key or card. A backup cleaner is only useful if that person can lawfully enter and understands the site instructions.

Who is responsible for what. Get the responsibility for each job in writing.

Employment, franchise, contractor and introduction models allocate selection, payment, attendance and remedies differently. These are questions for the chosen service, not claims that any model always assigns a duty to a particular party. Establish who selects the cleaner, who receives payment, who manages absence and who can authorise a remedy. A business name or platform label alone does not answer those questions.

How do you stop a cheaper quote leaving important work out?

Give each provider the same task-frequency schedule and ask it to identify exclusions and separately priced work.

List the bathrooms, kitchenette, ordinary bins, accessible surfaces, entry glass and floor types. Mark which tasks occur every visit and which can be periodic. Include the current condition: an initial reset and routine maintenance are not necessarily the same price.

Keep carpet extraction, floor restoration, exterior windows, high access and specialist waste on separate lines. An ordinary office clean should not be assumed to include these. Review our commercial inclusions if you are considering Simply Maid; specialist clinical or industrial work is outside the routine service.

For time planning, ask the supplier to allocate labour to amenities, floors and the remaining priorities, then review that allowance after a visit. Area alone does not promise completion time. Two cleaners for an hour buy two labour hours, so compare staffing and time on site together.

A brief to send your Melbourne shortlist

A consistent brief turns several different sales proposals into a decision you can assess.

  • Give the address, tenancy boundaries, floor types, amenities and the required finish time.
  • Attach the same task-frequency checklist and mark sensitive or restricted areas.
  • Ask for a complete GST-inclusive price, the attendance allowance and any first-visit, parking, consumable or periodic charges.
  • Request the initial term, notice period, price-review rules and response to missed work.
  • Confirm the supervisor, absence-cover process and key or card handover.

Keep unresolved questions next to each price. Once the replies arrive, compare the total with the work and management it buys. The national commercial comparison gives a fuller proposal checklist if you manage several sites.

Questions before you choose

Does every Melbourne commercial cleaner charge by the hour?

No. The researched offers include hourly labour, starting attendance prices, monthly programmes and tailored site contracts. Compare the scope and full commitment before comparing the amounts.

Are ACS and Conlans prices inclusive of GST?

The reviewed starting offers explicitly say plus GST. This guide keeps that condition beside them and shows tax-inclusive conversions where helpful. Both suppliers still need to confirm the final site quote.

Can Simply Maid clean my Melbourne office after hours?

Check the requested premises, date and arrival window in booking, and provide access instructions. Routine scope must be suitable and the work accepted; the city page does not promise an available cleaner for every window.

Does an office-cleaning quote include common areas?

Only if the written scope includes them. Clarify what the tenancy needs and what the building manager’s contractor already maintains before accepting a proposal.

How this comparison was made

Simply Maid publishes this guide and competes with the businesses listed. We compare sourced offers and practical buying conditions; we have not independently tested competitors' cleaning.

Simply Maid appears first in the main side-by-side table. Other providers are selected for the service and place covered, with the order carrying no quality rank. Missing information stays unknown.
