What would my booking cost?
The minimum
matters on small jobs.
A single mattress or armchair on its own is charged the $150 minimum; a 3-seater with two armchairs is well above it. Adding furniture to a carpet clean in the same booking shares one minimum, which is usually the cheaper way to book a small item.

What should I send for an upholstery cleaning quote?
Send a photo of the furniture, the care label if available, the number of seats or pieces, and the areas you want treated. Describe the stain and any products already used. If you cannot find a care label, say so before choosing a treatment.
Ask whether the quote includes cushions, removable covers, chaise sections and access to both sides of the piece. A per-seat price and a whole-sofa quote may cover different work. Confirm the complete visit total, including any minimum charge and fees, before comparing providers.
Check the upholstery service and suitability guidance before booking. A listed price does not confirm that a fabric is suitable for a particular cleaning method or that a stain can be removed.
Can I clean the stain myself first?
Use the care code and manufacturer instructions to decide whether a home treatment is suitable. Our couch-stain guide explains the checks to make before using a product. For leather furniture, use the separate leather-couch care guide.
If you are unsure about the fabric, the stain has changed after treatment, or a care label rules out the method you planned to use, ask for advice before continuing. Tell the professional what you have already tried.
What if I want carpets and furniture cleaned together?
List the carpet areas and each furniture piece separately, then ask for one complete quote. The carpet pricing guide explains its area allowances and minimums. Do not add separate checkout totals together and assume that is the combined booking price.
What changes the cost of a clean?
A furniture quote is only useful when it describes the same items and treatment. Check these details before treating two advertised prices as equivalent.
- Seats, cushions and chaise sections
- Count each furniture piece and describe its shape. A three-seat sofa, a corner lounge and a sofa with a chaise may be priced differently. Simply Maid’s listed sofa sizes include seat and back cushions; ask about an unusual configuration before assuming it fits a standard size.
- Fabric and cleaning method
- A fabric-seat price is not a leather price. Check the care label and tell the provider about delicate materials. Simply Maid uses hot-water extraction on suitable upholstery and does not offer leather or dry-clean-only fabric cleaning. A higher-priced alternative may cover a different method.
- The minimum visit charge
- A small item can cost less on the rate card than the minimum payable for a visit. Add the items you actually want cleaned, then compare the minimum and fees. Buying an extra service only saves money if you needed it in the first place.
- Stains and optional treatments
- Ask whether a quoted stain treatment, deodoriser, sanitiser or fabric protector is included or extra. Simply Maid does not offer those separate add-on packages. Pre-treatment is part of the clean where suitable, but permanent stains and odours may remain.
- Access and furniture moving
- Describe stairs, parking, the furniture’s position and whether the cleaner can reach the surfaces. Check any provider’s access charges before accepting a quote. Heavy furniture moving is outside Simply Maid’s service scope; arrange safe access before the visit.
- GST, fees and the final total
- Our listed item prices include GST. The booking minimum and checkout fee still matter to the final amount. A competitor’s unstated GST treatment is marked “Not stated”; it is not assumed to be included. Compare written totals for the same selection.
What do upholstery cleaners charge in each city?
Per seat looks cheap.

Across the seven cities, about two-thirds of the operator pages we read price couches per seat, mostly $35–$40, with a second group at about $55; the rest list fixed prices by sofa size. Our $60 a seat is at or near the top of each city's range. Minimums of $80–$135 are common, and ours is $150.
Per seat, that is above the $35–$40 most providers advertise, but most of them add a minimum of $80–$135, so on a small job the gap is narrower than the per-seat rates suggest.

The cleaner checks the care label and tests a hidden spot, pre-treats suitable areas, then cleans by hot-water extraction with their own machine and upholstery tool, and leaves drying advice. GST and Care & Cover are included.

Current prices
Simply Maid’s item prices and minimum come from the live catalogue. The calculator works out the checkout total for your selection. Prices are available now; they can change independently of this guide’s editorial date.
Market observations
Each provider name in the comparison links to its source page. “From” prices remain starting prices. A per-seat rate multiplied by three is an illustration, not a written quote for your sofa. The city ranges include operator figures only, before minimums; they are not averages or a cheapest-provider ranking.
Worked examples, not past bills
The selections above are calculated examples, not customer bookings. Residential cleaning medians and carpet-only booking counts do not establish what upholstery customers paid. We do not use them as upholstery evidence.
Simply Maid prices come from the same pricing engine as booking: each item is a number of 40-minute units at the current unit rate, with one minimum per booking. Worked examples add the listed item prices and apply the minimum; the booking fee is added at checkout. Market prices were read on each provider’s own page on 12 October 2026 and recorded as published, including whether GST was stated. We left out limited-time offers, pages that contradicted themselves and prices we saw only in search snippets. Marketplace figures are typical job budgets, not item prices. We re-check market prices at least every six months.
