How much does commercial cleaning cost?

Our one-off hourly rate is $99 including GST, before Care & Cover. The figures below are calculated visit prices for selected cleaner-hours, not average amounts paid by Australian businesses.

A cleaner-hour is one hour of cleaning labour. Two cleaners working for one hour use two cleaner-hours. This matters when comparing an hourly offer with a price for a team: ask whether the number means time on site or the total labour purchased.

Choose enough time for your priorities, then review the complete price before booking. The minimum selectable duration for this service is 2 cleaner-hours. A minimum booking is a time allowance, not a promise that every room or task in a premises of any size will be completed.

The table uses the same calculator as booking. It includes GST, Care & Cover and the calculator’s rounding. It excludes coupons, optional changes and a same-day surcharge. If you change the service, hours or other booking details, the checkout recalculates your total.

How do hourly, per-square-metre and fixed prices compare?

Check the unit before comparing the number. A price per square metre per visit is different from a price per square metre per month. Simply Maid sells cleaner-hours for routine business cleaning, not a square-metre tariff.

An hourly booking buys a stated amount of labour. A fixed quote buys an agreed scope at a stated total; check what happens if the condition or tasks change. A monthly contract bundles an agreed schedule, which may also include periodic work or consumables. None of these labels tells you the complete scope by itself.

For a per-square-metre quote, ask whether the area means the whole tenancy or only the cleanable floor area, whether the unit is m² or square feet, and how many visits the price covers. Confirm whether kitchens and toilets are counted separately. Multiplying a monthly area rate by the floor area gives a monthly amount, not a per-visit charge.

To compare an agreed monthly quote with a weekly schedule, divide its total by the actual visits covered. Only derive an effective hourly price when the total cleaner-hours are also known. Keep GST, fees, supplies and periodic work on the same basis. An effective hourly figure calculated this way is a comparison aid, not the provider’s advertised tariff.

Use our floor-area range to help choose hours rather than multiplying your premises by an assumed cleaning speed. Two sites of equal size can need different time because of desks, fittings, amenities, foot traffic and access.

Is Care & Cover included in the hourly rate?

Care & Cover is added to the cleaning charge. It is included in the full visit totals shown here and in the total you review in booking.

Do not calculate your payable total by multiplying the hourly rate alone. The booking engine applies the existing Care & Cover calculation, including its payment-processing component, and rounding. It is not presented here as a fixed fee because the resulting charge can change with the booking amount.

Compare GST-inclusive full totals when assessing different offers. If a provider expressly quotes a price excluding GST, add 10% for a tax-inclusive comparison. If its page does not say whether GST is included, ask rather than assuming. Keep the service scope and minimum attendance alongside that comparison.

What should I budget for one to four visits a week?

Multiply the recurring price per visit by the number of visits you choose. Each visit is charged separately; a weekly budget is not a monthly package or an upfront commitment.

You can choose a one-off clean or one to four nominated days each week. The booked hours and requested arrival window apply to each recurring visit. Frequency should follow the areas that need attention: a busy staff kitchen may need several visits even where meeting rooms need less frequent work.

All recurring schedules receive the same 20% discount on the cleaning charge from the first visit. Two, three or four visits a week do not attract a further discount. Booked hours stay the same. Care & Cover is calculated after the cleaning discount and included in these full totals. They are planning budgets, subject to your final booking selections and qualified cleaner availability. A calendar month does not contain exactly four weeks, so four times a weekly figure is not an exact monthly bill.

There is no lock-in contract. Cancellation is free at least 24 hours before the visit. Review the booking terms before payment, including what applies to late changes. Cancelling one visit and ending a recurring schedule are different choices.

How can I estimate a monthly cleaning budget?

Choose the hours per visit and visits per week below. The tool uses the calculated recurring visit total, including GST and Care & Cover, and shows an average monthly allowance.

The planning formula is full recurring visit price × visits per week × 52 ÷ 12. For an actual calendar month, count the scheduled visits instead: a once-weekly plan may have four or five visits depending on the weekday and month. Changes and cancellations also affect the amount charged.

The examples use supported durations for this service. They do not predict the time your premises needs, and they are not invoices, paid-customer averages or a commitment to buy a year of cleaning. Use the booking hours guide to choose the labour allowance for your own site.

This is a 52-week planning average, not a monthly invoice. Your actual spend is the total of visits charged in that calendar month. Cancellations, different hours and price changes affect it. No volume discount is assumed.

How many cleaning hours should I choose?

Use the floor-area range as a starting point, then include workstations, kitchenettes, toilets and any relevant gym amenities. Area alone does not describe the workload.

The booking guide asks for a main floor-area range instead of an exact measurement. Workstations, kitchens and washrooms are added separately so that a quiet open floor is not treated like a crowded office of the same size. Gym equipment and showers add different work again.

The recommended hours are planning guidance, not measured commercial productivity data or a guarantee of whole-site completion. You choose the hours you purchase. Clear priorities help the cleaner use that allowance on the areas that matter most; any unfinished work should be recorded rather than silently extending your bill.

For an office, identify accessible desks, shared meeting surfaces and staff facilities. Leave confidential papers and devices in place and tell the cleaner which areas must not be touched. For a shop, include fitting rooms and clear counters while making stock boundaries explicit. For a gym, name the equipment surfaces and wet areas you want maintained.

If the first visit shows that the time allowance is too short, review the scope or agree more time for a future visit. A large backlog, renovation residue or specialist work is not made suitable for routine cleaning simply by selecting a larger floor range.

Do offices, shops and gyms cost the same to clean?

The routine services use the same hourly model, but different tasks can require different hours. Compare the total visit cost for the checklist and workload you actually need.

Office cleaning centres on clear desks, meeting surfaces, reception and staff amenities. The number of workstations helps choose time, but documents and devices stay in place. A small shared office with several washrooms may need more attention than its floor area suggests.

Shop and retail cleaning focuses on accessible floors, clear counters, fitting rooms and reachable entrance-glass marks. Working around merchandise and opening hours matters. Routine entrance-glass care is not a full exterior shopfront window service, and machine polishing is not included.

Gym and studio cleaning includes agreed equipment touchpoints, studio floors and changing areas. Declared showers and equipment stations add workload. Use the gym service’s own minimum and hours options in booking; do not assume an office minimum applies to a busy gym.

General commercial cleaning covers ordinary reception, shared spaces and amenities. Clinical, food-production, industrial and hazardous work has different requirements and is outside this booking. Those specialist rates cannot be inferred from our routine hourly price.

Are equipment, washroom supplies and rubbish removal included?

Routine cleaning tools and supplies are part of the service setup. Site consumables and specialist waste collection are different items; do not assume that a cleaning booking replenishes them.

Leave suitable site-supplied bin liners at the agreed location. Toilet paper, hand soap and paper towels are stock for your business, not an automatic cleaning inclusion. Identify any product restrictions or site-specific products before the visit so the work can be assessed against the routine scope.

The bin task covers ordinary rubbish taken to the designated on-site waste area. It does not include a skip, off-site bulk disposal, sanitary-bin exchange, sharps or hazardous waste. A staff kitchenette is also different from a commercial food-production kitchen, grease trap or extraction canopy.

Routine vacuuming does not include carpet extraction. High-access glass, exterior windows, floor stripping and polishing, mould remediation and post-construction work are outside this service. Keep separately arranged specialist work as its own budget line rather than assuming it is covered by the recurring hours.

What about after-hours, weekend and first-visit costs?

Check available dates and arrival windows for your actual premises, then review the total for that selection. A rate in a general guide does not confirm availability or every charge for a particular visit.

Tell us about opening hours, parking, keys, lifts, alarms, restricted rooms and building inductions. Access arrangements can affect whether the work can be done in the selected window. Confirm building-imposed costs with your building manager rather than assuming they are included in a cleaning price.

When comparing providers, ask whether the quoted price applies to daytime, evenings, weekends or public holidays and whether minimum attendance changes. This guide does not apply a generic percentage loading to Simply Maid’s price; the booking calculation is the source for the selected visit. Its standard examples do not include a same-day surcharge.

The first visit may involve more work than later maintenance visits. Describe existing buildup and choose achievable priorities. If the premises needs a deep reset, construction cleanup or specialist treatment, routine business cleaning may not be suitable. We do not promise to complete an intensive first clean at a routine minimum simply because a recurring plan follows it.

What does the booked time include?

Routine tasks are prioritised within the cleaner-hours purchased. The checklist follows the selected premises type; specialist work is outside this booking scope.

Offices focus on accessible clear desks, meeting spaces and amenities. Retail visits work around stock and displays. Gym visits cover agreed equipment touchpoints and changing areas with suitable products. Common commercial spaces focus on reception, shared floors and agreed staff facilities.

The checklist below comes from the service scope, rather than a competitor’s package. Read the exclusions as well as the inclusions. Clinical cleaning, hazardous waste, industrial work and specialist restoration need a different service assessment. Carpet steam cleaning is a separate service, not a routine vacuuming inclusion.

  • Record completed priorities and any work not finished within booked time; report hazards and follow site lock-up instructions.

How do other published commercial rates compare?

The observations below show different buying models. They are advertised rates from two providers, not a national average, a market survey or equivalent quotes for the same premises.

A starting hourly rate and a reference rate used to prepare a fixed quote are not a confirmed whole-visit price. Neither row establishes identical tasks, attendance or fees for your premises, so this guide does not count either provider as cheaper or dearer on a like-for-like basis.

FYS Cleaning Services now states that its commercial prices are tailored after a site inspection. It does not publish a fixed commercial rate on the source page checked for this guide. A provider that publishes no tariff is not evidence of an unusually high or low price.

What should I check before comparing quotes?

Compare the full total for the same labour, tasks, frequency and access arrangements. An hourly headline, a monthly contract and a whole-site fixed price describe different commitments.

Ask how many cleaner-hours are included and whether there is a minimum attendance. A monthly plan is not directly comparable unless the number of visits and the labour on each visit are stated. Also check whether the advertised figure is for a first clean, a regular maintenance visit or intensive work.

Check GST, mandatory fees, equipment, supplies and consumables such as bin liners or washroom refills. Do not treat silence on a provider’s webpage as proof that a task is excluded. Ask for the agreed scope, including glass height, merchandise, equipment surfaces and any restricted areas.

Confirm the access plan, arrival window, keys or alarm procedure, and the named person to contact if entry is unavailable. Assess after-hours availability for the actual dates you need. A service that operates outside business hours generally is not a guarantee of a cleaner at your requested time.

How can I control costs without leaving important tasks out?

Make the booked hours useful: keep access straightforward, clear the surfaces you want cleaned and choose a realistic task order. Reassess the time and frequency after the first visits.

List the must-do areas first, such as declared toilets, kitchenettes and busy floors. Identify lower-use areas that can rotate between visits within the purchased hours. A rotation is a scope decision, not a promise that every periodic task is included at no additional cost.

Keep an accessible supply of bin liners, clear counters and desks, and arrange keys or building access in advance. Give accurate counts of amenities and equipment rather than choosing a smaller area band just to seek a lower estimate. The hourly charge depends on the time booked, while an understated workload makes unfinished priorities more likely.

Separate ordinary upkeep from occasional specialist work. Compare competing offers using the same task list and frequency, and check trial periods, cancellation terms and any minimum commitment. A lower price is useful only if it buys the work and timing your site needs; a higher price alone does not prove better results.

What have our commercial customers actually paid?

We do not yet publish a verified commercial paid-price median. The calculated examples above can help you budget while we build a separate commercial booking record.

The live price examples above describe what the calculator charges for selected hours. They are not completed customer bookings, a median paid price or a measured duration. House-cleaning history covers different tasks and premises, so it is kept separate.

Before reporting commercial medians, the business service cohort needs its own verified completed visits and distinct-customer counts under the pricing hub’s eligibility rules. The hub requires at least 30 visits and 20 customers for a median, at least 50 visits for a middle-half range, and at least 30 plausible clocked visits for measured time. The period, sample sizes and data-through date must accompany any future figure.

Does my city change how I use these prices?

The hourly model does not add a city premium. Your site details and qualified cleaner availability still need to be checked in booking.

Use the city guides to plan a local visit and the office guides for office-specific considerations. A city name alone does not tell us the number of toilets, desks or busy shared areas in your premises. Those details are more useful when choosing the hours to purchase.

Access instructions, parking arrangements and your opening hours help plan the visit. Enter these details before reviewing the available arrival windows. Where a guide is available below, use it alongside the actual site details rather than assuming that a city-wide example describes your business.

    Questions before you book

    Can I book without knowing the exact floor area?

    Yes. Choose the closest floor-area range and add your workstations and amenities. The hour suggestion is guidance; you choose the hours to book and can state your priorities.

    Can a colleague be the on-site contact?

    Yes. Add the optional other contact in booking, along with their mobile number. Keep the primary booking contact’s details current as well.

    Is carpet steam cleaning part of routine office cleaning?

    No. Routine vacuuming and carpet steam cleaning are different services. Select a separately available carpet service for that work and review its own price and scope.

    Can I book a medical facility or an industrial clean here?

    This booking is for ordinary business premises and routine maintenance. Clinical, hazardous, industrial and other specialist tasks are outside its scope.

    How we worked out these figures

    Current prices, booking history and market observations are separate evidence categories. Each has a different source and a different limitation.

    Current Simply Maid prices: one-off and weekly examples come from our booking calculator for the displayed service and durations. The unit is one visit in AUD, including GST, Care & Cover and rounding. Automatic coupons are disabled for these examples; same-day charges and optional changes are not selected. Weekly budgets multiply the calculated weekly visit price by visits, rather than converting a monthly package. When a current price is unavailable, we leave it out rather than substitute an estimate.

    Booking history: this guide does not import residential statistics or publish a commercial median. A future commercial report must use completed, positive-value visits, exclude staff tests and staff-domain customers, exclude visits refunded by 90% or more, and respect the pricing hub’s sample thresholds. Current-platform and imported historical rate cards must remain separate. Booked hours must never be described as measured clocked time.

    Market observations: the rows are purposively selected examples from providers’ own public pages, read on the stated date. Published prices are preserved with their units, GST basis, frequency and starting/reference qualifiers. An explicitly ex-GST amount is also shown with 10% added.
