How much does commercial cleaning cost?

$99 per cleaner-hour including GST, with a 2-hour minimum. A recurring schedule of one to four visits a week takes 20% off the cleaning charge. Care & Cover is added to each visit, and booking shows the full total before you pay.

Current Simply Maid price · AUD including GST and Care & Cover · per visit
Cleaner-hours per visitOne-off visitEach visit on a weekly plan
2 hours$210$169
3 hours$312$251
4 hours$414$332

Two visits a week cost twice the weekly per-visit price; the discount stays at 20% whether you book one visit a week or four. There is no lock-in contract, and a visit can be cancelled free at least 24 hours before it starts. Plan a weekly or monthly budget in the pricing guide.

How many hours will my premises need?

Booking suggests hours from your floor area, desks, rooms, kitchenettes and toilets. These examples use the same estimate. It is a starting point, not a promise to finish any premises in that time: you choose the hours you buy, and you can change them after the first visit.

Suggested cleaner-hours per visit · cleaning charge including GST, before Care & Cover
Example premisesSuggested hoursOne-off cleaning chargeWeekly plan, per visit
Ground-floor business up to 100 m²: reception, one kitchenette, two toilets2 hours$198$158.40
Shared floor of 201–400 m²: reception, two lounges, one kitchenette, four toilets4.5 hours$445.50$356.40

Over 400 m², or more than 40 desks, booking does not suggest hours; choose them yourself, up to six cleaner-hours a visit. Two cleaners for one hour count as two cleaner-hours.

Which kind of business clean suits your Brisbane premises?

Brisbane leans on office work more than the rest of Queensland. In 2024/25, professional, scientific and technical services made up 11.9% of jobs in the City of Brisbane, against 7.2% across the state, and public administration and safety 9.2%, against 6.8%, according to NIEIR estimates in the .id economic profile for the City of Brisbane. If your space is desks, meeting rooms, a kitchen and bathrooms, the office clean is the one to choose.

Health care and social assistance is the city's largest employer, at 15.5% of local jobs. Medical cleaning is specialist work this service excludes, so clinics, consulting rooms and treatment areas are not something to book here.

Retail added 12,430 local jobs in Brisbane between 2019/20 and 2024/25. Shops and gyms book the same way as offices: pick the area range, the amenities such as kitchens, bathrooms and change rooms, and the cleaner-hours the space needs.

Where Brisbane's business space is, and what towers ask of a cleaner

Brisbane City Council names the city centre, Fortitude Valley and South Bank as its central precincts. It lists Albion, Newstead, Bowen Hills, East Brisbane, Woolloongabba and Milton as inner-city urban enterprise areas, and Brisbane Technology Park at Eight Mile Plains as the city's largest business park. Outside the centre, its principal centres include Spring Hill, Kurilpa, Chermside and Upper Mount Gravatt. Whichever of these your premises are in, availability is checked against your address and the approved cleaners near it.

Many office buildings control after-hours entry. Before the first visit, find out how a cleaner signs in with security, whether they need a pass or a lift booking after hours, and who disarms or re-arms the alarm. Put all of it in the access instructions and name an on-site contact who will answer the phone at the arrival time.

Queensland adds one rule worth raising with your building manager. Under the Building Fire Safety Regulation 2008, the occupier of a building must give general evacuation instructions to each person working in it, no later than 2 days after they start. Ask how the building handles this for contract cleaners, and whether a short induction is needed before the first clean.

Arriving with equipment: parking, loading zones and the malls

Brisbane's commercial loading zones are not a parking plan for a cleaner in an ordinary car. The council lets commercial vehicles loading or unloading goods stop in them for up to 20 minutes without a permit, and a passenger car counts as commercial only if its back seats and seat belts have been removed. Other use needs a council permit. Tell us where the cleaner can park: a visitor bay, the building's loading dock or the nearest car park.

In the CBD and city fringe, short-stay meters charge into the evening. On meters with a limit of up to 3 hours, payment applies from 7 pm to midnight on weeknights as well as 7 am to 7 pm on weekdays and weekends; parking is free after 7 pm on weeknights only where the limit is 4 hours or more. Check the signs on your street before you suggest one.

Shops in the Queen Street Mall, Brunswick Street Mall and Chinatown Mall have their own limits. Vehicles need a permit to enter, and only in set hours: midnight to 7 am on weekdays and 2 am to 7 am on weekends in the Queen Street Mall, and until 9:30 am in the Brunswick Street and Chinatown malls. No booking has an arrival after 9 pm, so in practice the cleaner walks in from the nearest street or the centre's loading dock. Give the entrance and the route in the access instructions.

How Brisbane bookings are matched to cleaners

Availability is on request. Book online or call 1300 009 363. Online, choose an area range, amenities and cleaner-hours, then add the address, access instructions and an on-site contact. We confirm your date once a cleaner approved for business work can reach your address and fit the full visit, and nothing is charged before that. After-hours arrival windows are offered only where an approved cleaner can fit the full visit.

Book without a site visit or a contract

  1. Choose your premises and weekly days, or a one-off visit.
  2. Select an area range, add amenities and choose your cleaner-hours.
  3. Enter the address, mobile number and access instructions. Add a colleague as the on-site contact if needed.
  4. Choose your first date and arrival window, review the full total and book.

Cleaner-hours are the total cleaning labour you purchase. Where a team attends, the elapsed visit may be shorter. Additional work needs your agreement.

Questions before you book
