Quick answer: An end of lease clean in Melbourne with Simply Maid costs $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath. Those are fixed prices including GST and the Care & Cover fee, for an empty home that has been kept on top of, with the oven, inside cupboards and interior windows included. A home that needs a proper reset adds up to $185; walls are wiped to remove marks, and full wall washing, a balcony, garage or blinds are extras, and carpet steam cleaning isn't offered. A home that needs more than a proper reset can add extra hours at $93 per cleaner-hour. The price is the same in every city we serve.

Market check
What do Melbourne companies charge for an end of lease clean?
Eight Melbourne companies publish end of lease prices: one bedroom from $270 to $468, two bedrooms from $300 to $498 and three bedrooms from $340 to $578; our price is above most of them, and the gap is mostly in what each price covers.
Every Melbourne price list we read includes the oven. Walls are wiped for marks, not washed: a full wall wash is extra everywhere, at about $35 to $60 a wall. Carpet steam cleaning, outside windows, blinds, the balcony and the garage are extras too.
The low ends are not like for like. Three price lists price three- and four-bedroom homes with one bathroom, one quotes without GST and one charges none. Re-clean promises ranged from 72 hours to 10 days, always limited to the work booked, and some need the home to stay empty or the agent's written report.
One Melbourne price list was identical to another company's, price for price, so we counted it once.
End of lease clean. Of 33 published prices from 5 companies for the same bedrooms and bathrooms as a home we price, 22 are lower than ours and 11 are higher. 16 of them don't say whether GST is included; ours includes it. Also listed, not counted: 8 starting prices and 5 without a bathroom count.

What does our price include?
The oven, range hood, inside cupboards and drawers, the dishwasher and interior windows and tracks are included; full wall washing, a balcony, the garage and blinds are extras. A home with some build-up costs $93 more, and one that needs a proper reset $185 more.

Mostly small ones: 73% of our Melbourne end of lease cleans on our previous booking platform were one- or two-bedroom homes.

Book for after the removalists and a few days before the final inspection, with the power and water still on.

What makes Melbourne quotes differ?
Carpets, more than anywhere else we work: carpet steam cleaning was added to about a third of our Melbourne end of lease bookings, twice the Sydney rate, so a quote with and a quote without carpet are very different numbers.
Carpets
Melbourne companies that list a carpet add-on charge about $55 to $60 a room. Check whether your lease or pet approval genuinely needs it (see the Victorian rule below) before you add it.
Bathrooms
Some Melbourne price lists price a three-bedroom home with one bathroom. A family home with an ensuite is a different job; count every bathroom on every quote.
Furnished or empty
One Melbourne company publishes separate prices for furnished homes, about $75 to $100 more. Cleaning an empty home is quicker and more thorough, so book the clean for after the removalists.

Can a Victorian rental provider ask for a professional clean?
Only in two cases for agreements made from 29 March 2021: when a professional clean is needed to return the home to its condition at the start (for example, it was professionally cleaned before you moved in), or when its state requires it.
- The standard: leave the home reasonably clean and in the same condition as when you moved in, allowing for fair wear and tear.
- Cleaning claims: a rental provider can claim cleaning costs from the bond only if you haven't left it reasonably clean, and never for fair wear and tear.
- The exit condition report: must be completed within 10 days of the agreement ending, and you must be given a reasonable chance to be there.

What if the agent says it isn't clean enough?
Ask to see the exit condition report and the cost behind the claim; if you still disagree, Rental Dispute Resolution Victoria can help for free, and VCAT decides if you can't agree.
In 2024–25, 65% of Victorian bonds went back to renters in full, 10% to rental providers in full and 25% were shared, and 96% were settled by agreement (RTBA annual report). Be at the final inspection if you can, and keep dated photos.
If something on our checklist was missed, tell us within 48 hours of the clean, with photos if you have them. We schedule a re-clean of those items at no cost, completed within seven business days of the original clean, and if it is still not right we give a fair credit or refund (terms). Book the clean a few days before the final inspection so there is time for that. It is a re-clean promise, not a bond guarantee: nobody can promise the outcome of a bond claim.

How much is a vacate clean in Melbourne?
With Simply Maid, $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath, fixed and including GST, for an empty home kept reasonably clean.
Does my lease's professional clean clause count?
For agreements from 29 March 2021, only if a professional clean is needed to return the home to its starting condition, or its state requires it. A clause on its own isn't enough.
Can I be at the final inspection?
Yes. Your rental provider must complete the exit condition report within 10 days of the agreement ending and give you a reasonable chance to attend.
Do you steam clean carpets in Melbourne?
No. We vacuum carpets as part of the clean. If your lease or pet approval needs a carpet clean, book a carpet cleaner and keep the receipt.
Does it cost more on a Saturday or in January?
No. Our price is the same on any day and in any month, and the same for a unit, townhouse or house. The only date-related charge is a same-day booking fee, which booking asks you to accept first.
How long does an end of lease clean take?
We book 4h 30m of cleaner time for a 1 bed, 1 bath home, 4h 50m for 2 bed, 1 bath and 5h 30m for 3 bed, 2 bath. Two cleaners share that time, so they are on site for about half as long; a home that needs a proper reset adds up to 2h, and extra hours can be added at $93 per cleaner-hour.

Today's prices come from our live booking calculator, Melbourne market prices from local companies' own websites (read 2 October 2026), and history from our completed bookings, each labelled where it appears.
Prices are read from the same calculator the booking form uses each time this page is shown; it has no location input, so they are the same in every city. Market prices are those Melbourne companies publish on their own websites for end of lease cleans of 1 to 4 bedrooms; we leave out comparison guides, marketplace estimates, copied or network tables, pages dated before 2025 and prices that include carpet steam cleaning, and we never average the ends of a range.
