Those are fixed prices including GST and the Care & Cover fee, for an empty home that has been kept on top of, with the oven, inside cupboards and interior windows included. A home that needs a proper reset adds up to $185; walls are wiped to remove marks, and full wall washing, a balcony, garage or blinds are extras, and carpet steam cleaning isn't offered. What do Brisbane companies charge for a bond clean?
Three Brisbane companies publish current bond clean price lists: one bedroom from $340 to $480, two bedrooms from $440 to $660 and four bedrooms from $650 to $900; our price is mid-range for one bedroom and towards the bottom of the range, or below it, for larger homes.
Brisbane has plenty of bond cleaning price pages, but many are old: four of the price lists we found were dated between 2019 and 2024 and showed prices from $199. We left those out, so the table shows only pages current in 2025 or 2026. Read older price pages as history.
Carpet steam cleaning is almost always extra in Brisbane, at about $35 to $150 a room; one company prices a bond-plus-carpet package that adds about $45 to $80. Most include the oven. Re-clean promises ranged from 24 hours to report a problem to 7 days, and two companies say plainly that no cleaner can guarantee your bond.

Published prices read from each provider’s own website on 2 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. A page that doesn’t mention a task tells us nothing about whether it is included. Template sites that publish the same table under different city names, comparison guides and marketplace estimates are left out.
What does our price include?
The oven, range hood, inside cupboards and drawers, the dishwasher and interior windows and tracks are included; full wall washing, a balcony, the garage and blinds are extras. A home with some build-up costs $93 more, and one that needs a proper reset $185 more.

Completed move-in and move-out cleans on our previous booking platform, Brisbane, March 2018 to August 2023: 53 bookings from 52 customers. That platform sold one combined move-in/move-out clean, so the two can't be separated, and it didn't record whether a home was a unit or a house. Computed 2 October 2026.
Why do Brisbane bond clean quotes vary so much?
Scope, condition and who suggests the cleaner: Brisbane homes we clean are larger than average, carpets and pest control get bundled in, and some agents point renters to a particular company.
Bigger homes
About half of our Brisbane bond cleans were homes of three bedrooms or more, against just over a quarter nationally, and the home size booked most often for a regular clean in Brisbane is a 3 bed, 2 bath. Make sure every quote prices your real number of bedrooms and bathrooms.
Pest control and carpets
Pest control isn't part of a bond clean. A Queensland pet approval can require professional carpet cleaning, and fumigation for pets that can carry parasites, but you choose who does it. Get those quoted separately so you can compare the clean itself.
The agent's cleaner
You can use the company your agent suggests, but you don't have to: the RTA says a lease can't make you use a particular bond cleaner or pay a set cleaning fee.

Is a professional bond clean required in Queensland?
No. You must leave the home in the same condition it was in at the start, apart from fair wear and tear, and you can clean it yourself; the RTA says a term requiring a 'professional' or a receipt breaches the Act.
- The standard: the same condition as at the start of the tenancy, apart from fair wear and tear. Dirt, grime and grease are not fair wear and tear, so cleaning them is your job.
- Who cleans: you choose. A lease can't make you use a particular bond cleaner or pay a set fee.
- Carpets: if they were professionally cleaned before you moved in, return them to that standard. A pet approval can require professional carpet cleaning, and fumigation for pets that can carry parasites.
- Condition reports: you fill in an exit condition report (Form 14a for most tenancies) and it is compared with the entry report. The RTA suggests photos.

What if the agent says it isn't clean enough?
Ask for the evidence: a Queensland manager claiming your bond must give you supporting evidence within 14 days, you have 14 days to dispute the claim, and the RTA offers free dispute resolution before QCAT.
Cleaning was the most common reason Queensland managers and owners claimed against a bond in 2025–26, at 22.7% of claim reasons, yet 57.2% of bonds were refunded in full and tenants got back an average of 75.9% (RTA annual report). Queensland is the only state that publishes the reasons for claims.
If something on our checklist was missed, tell us within 48 hours of the clean, with photos if you have them. We schedule a re-clean of those items at no cost, completed within seven business days of the original clean, and if it is still not right we give a fair credit or refund (terms). Book the clean a few days before the final inspection so there is time for that. It is a re-clean promise, not a bond guarantee: nobody can promise the outcome of a bond claim.

Is bond cleaning mandatory in Queensland?

Do I need pest control after having a pet?

No. Our price is the same on any day and in any month, and the same for a unit, townhouse or house. The only date-related charge is a same-day booking fee, which booking asks you to accept first.
How long does a bond clean take?
We book 4h 30m of cleaner time for a 1 bed, 1 bath home, 4h 50m for 2 bed, 1 bath and 5h 30m for 3 bed, 2 bath. Two cleaners share that time, so they are on site for about half as long; a home that needs a proper reset adds up to 2h, and extra hours can be added at $93 per cleaner-hour.

Today's prices come from our live booking calculator, Brisbane market prices from local companies' own websites (read 2 October 2026), and history from our completed bookings, each labelled where it appears.
Prices are read from the same calculator the booking form uses each time this page is shown; it has no location input, so they are the same in every city. Market prices are those Brisbane companies publish on their own websites for end of lease cleans of 1 to 4 bedrooms; we leave out comparison guides, marketplace estimates, copied or network tables, pages dated before 2025 and prices that include carpet steam cleaning, and we never average the ends of a range. Booking history is from our previous platform (December 2015 to March 2025); a median needs 30 bookings from 20 customers and a share needs 30. The national guide sets out the method in full.
