Carpet cleaning at the end of a lease

Quick answer: Carpet steam cleaning is a separately selected extra to Simply Maid's end-of-lease house clean, or a standalone booking. Check the relevant state's current guidance and any valid tenancy conditions. Agree the carpet areas, keep access and utilities available, and allow for drying before handover.

Start with the condition report and the actual requirement for your tenancy. A general request for a “bond clean” does not tell you which carpets need attention or which service to book.

Work out what the request means

Gather the entry condition report, photographs, tenancy agreement and any written pet approval. Ask the property manager to identify the carpet-related issue or condition if the request is unclear.

Keep three questions separate: what condition you must return the property in, whether a professional-cleaning condition applies, and which booked work will address it. A cleaning quote does not decide the first two.

State rules are not interchangeable

In NSW, the government's pet guidance explains when a reasonable indoor-pet consent condition can require professional carpet cleaning. It is not a blanket requirement for every tenancy.

In Victoria, the July 2026 Renters Guide, printed page 34, explains the starting-condition and reasonably-clean requirements and the circumstances for professional cleaning.

In Queensland, the RTA's pet fact sheet explains the standard required where professional carpet cleaning is a pet-approval condition.

For WA, SA and the ACT, consult the relevant authority before deciding your obligation. Do not apply a rule copied from another state's article. This page helps arrange the clean; it does not resolve a disputed tenancy condition.

Book the carpet areas explicitly

List bedrooms, living areas, hallways and stairs that need extraction. A house-cleaning booking includes its own checklist; it does not automatically include steam cleaning for every carpeted space.

A furnishing left in the property is a separate item. Do not assume carpet cleaning includes its sofa, mattress or removable rug.

Sequence the move around access

Decide when the furniture will leave and when the cleaner can enter. Keep electricity and water available for the visit, even if other parts of the move are complete.

If there is a building lift booking, make sure it works with the appointment. If the property must be handed over by a fixed time, discuss the cleaning and drying plan before reserving that appointment.

Consumer Protection WA highlights the difficulty of resolving cleaning concerns after keys have been returned. Our practical recommendation is to leave an opportunity to check the agreed work while access can still be arranged.

Keep an evidence folder

Put these items together:

  1. The carpet condition recorded at entry.
  2. The agreed room list and service scope.
  3. The booking and payment records.
  4. Any completion record supplied by the provider.
  5. Dated photographs and written notes about any remaining concern.

Ask for clarification if a completion record does not describe the areas you booked. Keep damage or pre-existing marks separate from a report that a selected area was missed.

These records can explain what happened. They do not guarantee a bond refund, establish a legal obligation or make permanent marks removable.

When extraction is not the answer

Tell the team about damage, persistent odour or a suspected issue beneath the carpet. Repairs, mould remediation and water-damage restoration are outside the standard service. Do not book routine extraction as a substitute for work you have already been told needs a specialist.
