Quick answer: An end of lease clean in Adelaide with Simply Maid costs $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath. Those are fixed prices including GST and the Care & Cover fee, for an empty home that has been kept on top of, with the oven, inside cupboards and interior windows included. A home that needs a proper reset adds up to $185; walls are wiped to remove marks, and full wall washing, a balcony, garage or blinds are extras, and carpet steam cleaning isn't offered. A home that needs more than a proper reset can add extra hours at $93 per cleaner-hour. The price is the same in every city we serve.

Homes larger than 5 bedrooms or 3 bathrooms are priced in booking. The price is the same in every city we serve.
Market check
What do Adelaide companies charge for an end of lease clean?
Three Adelaide companies publish end of lease prices for each home size: one bedroom from $210 to $349, two bedrooms from $240 to $449 and three bedrooms from $270 to $500; the cheapest leaves the oven out, so the low end isn't like for like.
The lowest Adelaide price list we found excludes the oven, fridge and dishwasher and charges $90 to $150 to add the oven, so add that before comparing. Another company's own FAQ quotes prices about $100 lower than its price cards. None states whether GST is included.
Two higher Adelaide prices weren't counted in the range because their scope wasn't clear: one appears to include carpet steam cleaning and another gives a single "from $900" for a three-bedroom house. Re-clean promises in Adelaide were often shorter than elsewhere, 24 to 48 hours, and three companies offer no guarantee at all.
End of lease clean. Of 5 published prices from 1 company for the same bedrooms and bathrooms as a home we price, all 5 are lower than ours. None of them say whether GST is included; ours includes it. By their own pages, 1 company charges extra for the oven, which our end of lease clean includes. Also listed, not counted: 8 starting prices.

Published prices read from each provider’s own website on 2 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. A page that doesn’t mention a task tells us nothing about whether it is included. Network sites that publish the same table in several cities, comparison guides and marketplace estimates are left out.
What does our price include?
The oven, range hood, inside cupboards and drawers, the dishwasher and interior windows and tracks are included; full wall washing, a balcony, the garage and blinds are extras. A home with some build-up costs $93 more, and one that needs a proper reset $185 more.

Completed move-in and move-out cleans on our previous booking platform, Adelaide, December 2018 to August 2023: 30 bookings from 30 customers. That platform sold one combined move-in/move-out clean, so the two can't be separated, and it didn't record whether a home was a unit or a house. Our current platform's 2 end of lease cleans since April 2026 are too few to add yet. Computed 2 October 2026.
What makes Adelaide quotes differ?
What is left out of the headline: in Adelaide the oven, fridge, dishwasher and GST were all missing from at least one price list we read.
The oven
Our price includes the inside of the oven, the range hood and the dishwasher. If another quote lists the oven at $90 to $150, add it before comparing.
Carpets
A South Australian lease can't require a professional carpet clean in every case, so don't let a carpet add-on decide the comparison unless your lease genuinely needs it (see below).
Short re-clean windows
Some Adelaide companies give you 24 hours to report a problem. Ours is 48 hours; whichever you choose, book the clean a few days before the inspection.

Do you need a professional clean in South Australia?
No. You must hand the home back in a reasonable state of cleanliness; a lease clause saying carpets must always be professionally cleaned isn't enforceable, unless an approved pet was kept inside.
- The standard: reasonable condition and a reasonable state of cleanliness (Residential Tenancies Act 1995, s 69).
- Carpets: what matters is whether they are left in reasonable condition. A blanket professional-cleaning clause isn't enforceable; if you kept an approved pet inside, the landlord can require the carpets to be cleaned to a professional standard.
- Pet bonds: SA landlords can't charge a separate pet bond.

What if the agent says it isn't clean enough?
Compare the claim with your inspection sheet and photos; if a bond claim is disputed in South Australia it goes to SACAT, where inspection sheets, photos, invoices and quotes are the key evidence.
South Australia doesn't publish how often bonds are claimed for cleaning. Keep dated photos after the clean and the inspection sheet from when you moved in.
If something on our checklist was missed, tell us within 48 hours of the clean, with photos if you have them. We schedule a re-clean of those items at no cost, completed within seven business days of the original clean, and if it is still not right we give a fair credit or refund (terms). Book the clean a few days before the final inspection so there is time for that. It is a re-clean promise, not a bond guarantee: nobody can promise the outcome of a bond claim.

How much is an end of lease clean in Adelaide?
With Simply Maid, $423 for a 1 bed, 1 bath home, $455 for 2 bed, 1 bath and $519 for 3 bed, 2 bath, fixed and including GST, for an empty home kept reasonably clean.
Is a carpet steam clean clause enforceable in SA?
Not as a blanket rule. CBS says a clause requiring professional carpet cleaning in every case isn't enforceable; the exception is an approved pet kept inside.
Is the oven included?
Yes. The oven, range hood, dishwasher, inside cupboards and drawers and interior windows and tracks are on our end of lease checklist at no extra charge.
Can I be charged a pet bond in Adelaide?
No. South Australian landlords can't charge a separate pet bond, though a pet approval can require carpets to be cleaned to a professional standard.
Does it cost more on a Saturday or in January?
No. Our price is the same on any day and in any month, and the same for a unit, townhouse or house. The only date-related charge is a same-day booking fee, which booking asks you to accept first.
How long does an end of lease clean take?
We book 4h 30m of cleaner time for a 1 bed, 1 bath home, 4h 50m for 2 bed, 1 bath and 5h 30m for 3 bed, 2 bath. Two cleaners share that time, so they are on site for about half as long; a home that needs a proper reset adds up to 2h, and extra hours can be added at $93 per cleaner-hour.

Today's prices come from our live booking calculator, Adelaide market prices from local companies' own websites (read 2 October 2026), and history from our completed bookings, each labelled where it appears.
Prices are read from the same calculator the booking form uses each time this page is shown; it has no location input, so they are the same in every city. Market prices are those Adelaide companies publish on their own websites for end of lease cleans of 1 to 4 bedrooms; we leave out comparison guides, marketplace estimates, copied or network tables, pages dated before 2025 and prices that include carpet steam cleaning, and we never average the ends of a range. Booking history is from our previous platform (December 2015 to March 2025); a median needs 30 bookings from 20 customers and a share needs 30. The national guide sets out the method in full.
