What would my booking cost?

The minimum
matters on small jobs.

A single mattress or armchair on its own is charged the $150 minimum; a 3-seater with two armchairs is well above it. Adding furniture to a carpet clean in the same booking shares one minimum, which is usually the cheaper way to book a small item.

Planning your upholstery clean

Pricing more than the couch? List any carpeted rooms separately using Brisbane carpet cleaning prices, then request a combined total. For furniture types and the questions to ask about fabric suitability, see the upholstery price guide. Check the Brisbane upholstery service scope before choosing your selections.

What changes the cost of a clean?

A furniture quote is only useful when it describes the same items and treatment. Check these details before treating two advertised prices as equivalent.

Seats, cushions and chaise sections
Count each furniture piece and describe its shape. A three-seat sofa, a corner lounge and a sofa with a chaise may be priced differently. Simply Maid’s listed sofa sizes include seat and back cushions; ask about an unusual configuration before assuming it fits a standard size.
Fabric and cleaning method
A fabric-seat price is not a leather price. Check the care label and tell the provider about delicate materials. Simply Maid uses hot-water extraction on suitable upholstery and does not offer leather or dry-clean-only fabric cleaning. A higher-priced alternative may cover a different method.
The minimum visit charge
A small item can cost less on the rate card than the minimum payable for a visit. Add the items you actually want cleaned, then compare the minimum and fees. Buying an extra service only saves money if you needed it in the first place.
Stains and optional treatments
Ask whether a quoted stain treatment, deodoriser, sanitiser or fabric protector is included or extra. Simply Maid does not offer those separate add-on packages. Pre-treatment is part of the clean where suitable, but permanent stains and odours may remain.
Access and furniture moving
Describe stairs, parking, the furniture’s position and whether the cleaner can reach the surfaces. Check any provider’s access charges before accepting a quote. Heavy furniture moving is outside Simply Maid’s service scope; arrange safe access before the visit.
GST, fees and the final total
Our listed item prices include GST. The booking minimum and checkout fee still matter to the final amount. A competitor’s unstated GST treatment is marked “Not stated”; it is not assumed to be included. Compare written totals for the same selection.

What do Brisbane upholstery cleaners charge?

Per seat looks cheap.
Check the minimum.

We checked 5 Brisbane upholstery cleaners, price guides and marketplace listings on 12 October 2026. Every provider that states a 3-seater price, or a per-seat price we can multiply by three, comes in under our $180: $108 to $165. Per-seat rates run from $36 to $55, against our $60. Most pair a low per-seat rate with a minimum charge, so one small couch often costs more than the seat price suggests. Ours is a $150 minimum, applied once to the whole booking.

The Brisbane operators we checked state 3-seater prices of $108–$165, usually with a minimum charge of their own.

Advertised prices, not quotes for the same couch: fabric, size, method, minimums, add-ons and GST differ, so we do not average them or rank providers. A condition a page does not state is unknown, not free. Where we cost more, you get a fixed online price with GST included, booked online, and carpets, furniture and house cleaning in one visit.

How do I compare upholstery cleaning quotes?

Same items,
final total.

  1. The final total for your items, not the per-seat starting price: ask how many seats they count for your couch, chaise and cushions.

  2. The minimum charge, and whether it applies to a single armchair or mattress.

  3. Whether GST is included. Many pages do not say.

  4. What is extra: stain protection, deodorising, sanitising, pet urine treatment, access or parking.

  5. The method (hot-water extraction or dry cleaning) and whether your fabric's care label allows it.

  6. What happens if a stain remains, and the re-clean or refund terms in writing.

Count the items, then check the total. Compare the same items and the final booking total.

A per-seat price may not be the payable total. Minimums and inclusions differ between providers. Simply Maid combines selected steam-cleaning items under one booking minimum; the booking fee is shown before confirmation.

What the price includes

Cleaning, not
add-on packages.

The cleaner checks the care label and tests a hidden spot, pre-treats suitable areas, then cleans by hot-water extraction with their own machine and upholstery tool, and leaves drying advice. GST and Care & Cover are included.

Not offered: stain protection, deodoriser or sanitiser packages, leather, dry-clean-only fabrics, delicate natural-fibre rugs and heavy furniture moving. Some stains and odours are permanent, so removal cannot be guaranteed. See upholstery cleaning in Brisbane for the full service.

More questions about upholstery cleaning prices in Brisbane

A few things
you might be wondering.

01How much does couch cleaning cost in Brisbane?
A 2-seater is $120, a 3-seater $180 and a 4-seater $240, GST included, before the booking fee; seat and back cushions are included. The $150 minimum applies once to the whole booking. Prices are the same in every city.
02Is Simply Maid cheaper than other Brisbane couch cleaners?
Usually not per seat. The Brisbane operators we checked state 3-seater prices of $108–$165, against our $180. Many add a minimum charge of $80–$135, and stain protection, deodorising or pet treatment as extras. Compare the final written total for the same items.
03Do you clean mattresses in Brisbane?
Yes. A single or king single is $60, a double $90, a queen $120 and a king $150. One accessible sleeping surface and its edges are cleaned. A mattress on its own is charged at least the $150 minimum.
04Can you clean a leather couch?
No. Leather and dry-clean-only fabrics are outside this service. Your cleaner reads the care label and tests a hidden spot before any wet cleaning.
05Can I book it with carpet or house cleaning?
Yes. Furniture is booked as part of carpet steam cleaning, on its own or with carpeted rooms, and one $150 minimum applies across the lot. A deep or end-of-lease clean can go in the same booking.
06How long does a couch take to dry?
It depends on the fabric, ventilation and the weather on the day, so your cleaner gives drying and aftercare advice before leaving rather than us promising a fixed number of hours.

How we worked out these figures.

Current prices

Simply Maid’s item prices and minimum come from the live catalogue. The calculator works out the checkout total for your selection. Prices are available now; they can change independently of this guide’s editorial date.

Market observations

Each provider name in the comparison links to its source page. “From” prices remain starting prices. A per-seat rate multiplied by three is an illustration, not a written quote for your sofa. The city ranges include operator figures only, before minimums; they are not averages or a cheapest-provider ranking.

Worked examples, not past bills

The selections above are calculated examples, not customer bookings. Residential cleaning medians and carpet-only booking counts do not establish what upholstery customers paid. We do not use them as upholstery evidence.

Simply Maid prices come from the same pricing engine as booking: each item is a number of 40-minute units at the current unit rate, with one minimum per booking. Worked examples add the listed item prices and apply the minimum; the booking fee is added at checkout. Market prices were read on each provider’s own page on 12 October 2026 and recorded as published, including whether GST was stated. We left out limited-time offers, pages that contradicted themselves and prices we saw only in search snippets. Marketplace figures are typical job budgets, not item prices. We re-check market prices at least every six months.
