Does the price change by suburb in Melbourne?

No. Our prices are the same in every suburb and every city; what differs between areas is the size of home people book.

We have recorded enough Melbourne cleans to describe some areas, but not every one. The table compares areas by the homes booked there and turns the most common size into today's price. We don't add travel or parking charges by suburb.

Areas with at least 100 recorded cleans with a home size. The price is the same in every suburb; what changes between areas is the size of home people book. The bathroom count shown is the most common one for that bedroom count in Melbourne. Parking or access costs are not added by suburb.

Is regular cleaning cheaper in Melbourne?

Yes. A weekly standard clean costs $178 a visit for a 1 bed, 1 bath home, against $221 one-off, because regular visits carry a discount of up to 20%. The table shows the price per visit and over a year.

Regular visits keep the home at a level that takes less time to maintain, which is what the discount reflects. Plans can be paused or changed in your account. If you are weighing it up, see is it cheaper to hire a cleaner or clean yourself?.

AUD per visit, including GST and the Care & Cover fee. Simply Maid list prices from our booking calculator for a home in recently cleaned condition, with no extras or discount code. A year assumes every visit goes ahead at the regular price: 52 weekly, 26 fortnightly or 13 four-weekly visits. Extras and a first-visit home-condition charge come on top. Deep cleans are offered one-off or every 4 weeks; end of lease cleans are one-off.

Why can the first clean cost more?

Only if the home needs catching up: when it was last cleaned a few weeks ago the first visit costs $93 more, and $185 more if it has been a while. Later visits return to the regular price.

What do standard, deep and end of lease cleans include?

Each service has a fixed checklist, and the price covers that checklist for your home size.

Standard clean

Routine upkeep of kitchens, bathrooms, bedrooms and living areas: benches, surfaces and floors, with floors vacuumed and mopped. It suits a home that is cleaned regularly. See the standard clean checklist.

Deep clean

A more detailed clean for built-up grime, with more time per room. Inside the oven, inside the fridge and inside cupboards are included at no extra charge. See the deep clean checklist.

End of lease clean

A clean for a home you are leaving or moving into, priced one-off. The oven, interior windows and inside cupboards are included. Carpets are vacuumed; carpet steam cleaning is not part of the service, so book a carpet cleaner if your lease asks for it. See the end of lease checklist.

Every service

Your cleaner brings the supplies and equipment. Prices include GST and the Care & Cover fee, and you pay after your clean.

How much do extras cost?

Extras are priced individually, and several are already included in a deep or end of lease clean. The table shows each extra's price for each service.

Optional extras by service
ExtraStandard cleanDeep cleanEnd of lease clean
Inside the oven$46IncludedIncluded
Inside the fridge$46Included—
Inside cupboards and drawers$62IncludedIncluded
Interior windows$70$93Included
Laundry$46$46—
Balcony or patio$46$70$70
Garage—$93$139
Wall washing—$93 per room$93 per room
Blinds—$23 per blind$23 per blind

“—” means it is not listed as an extra for that service; check the service checklist, as some tasks are part of the clean itself. Listed prices include GST. Because the Care & Cover fee includes card processing, an extra adds a few cents more than its listed price to the total. Extras on a regular plan are charged on the first visit unless you add them again. On completed cleans since our current booking platform began in April 2026, 25% of standard cleans (115) and 37% of deep cleans (83) added at least one paid extra.

What do other Melbourne cleaning companies charge?

Here is what other Melbourne companies publish for the same services, beside our price for the same home today.

Few Melbourne companies publish a regular-clean price list by home size; most quote by the hour. End of lease prices are published widely. One end of lease price list we found was identical to a national franchise's, so we counted it once.

Our prices include GST, supplies and equipment, the Care & Cover fee and a fixed checklist for your home. Prices below are as each company publishes them, checked on the date shown; "from" prices and hourly rates are not quotes for your home.

Compared with our price today for the same service and home size — deep cleans: 2 of 2 published prices are lower than ours for the same home; end of lease cleans: 7 of 7 published prices are lower than ours for the same home. Most published prices leave out something ours includes, such as GST, supplies, an oven clean or a fee, so read the scope column before comparing totals.

Published prices read from each provider’s own website on 1 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it. Where a provider gives bedrooms only, our comparison assumes one bathroom. Providers that also publish a national price list are included only where they publish a page for this city.

How much does a cleaner cost per hour in Melbourne?

Simply Maid doesn't charge by the hour: the price is fixed for your home before you book. The Melbourne companies we checked that publish an hourly rate charge $64 to $71 an hour, usually with a two- or three-hour minimum.

An hourly quote only becomes a price once you know the hours. Ask how many hours they expect for your home, what the minimum is, and whether GST and products are included. The table shows the time we book for one cleaner by home size.

Time one cleaner would spend, recently cleaned condition, no extras. A team of two shares it, so they are on site for about half as long; the price does not change. On 148 recent cleans with check-in and check-out times from our cleaner app, time on site was a median 99% of the time booked (middle half 78–115%). A standard clean took a median 2h 52m of cleaner time across 81 of those visits.

How have cleaning prices changed in Melbourne?

On our previous booking platform, the median price paid for a 2 bed, 1 bath standard clean in Melbourne is shown for each year with at least 30 such cleans.

AUD including GST, as charged at the time and not adjusted for inflation. These came from the booking platform we used until 2025. Most were regular-plan visits at a recurring discount, on price lists that no longer apply, so they are history, not a current price.

How much is an end of lease clean in Melbourne?

An end of lease clean with Simply Maid starts at $423 for a 1 bed, 1 bath home and costs $519 for a 3 bed, 2 bath, with the oven, interior windows and inside cupboards included.

Carpet steam cleaning is not included, and wall washing, garages, blinds and balconies are extras. Check your entry condition report and your agent's checklist before you book; Consumer Affairs Victoria explains what tenants must leave behind in VIC. For the full checklist, bond guidance and booking, see end of lease cleaning in Melbourne.

What should I check when comparing cleaning quotes?

Check what the price covers before you compare totals: hours, GST, inclusions, supplies, surcharges and what happens if something is missed.

Two quotes for the "same" clean can describe very different jobs. Before you compare totals, check:

  • Fixed price or hourly rate? For an hourly quote, ask how many hours they expect and whether there is a minimum of two or three hours.
  • Is it a "from" price? A starting price usually describes the smallest home in the best condition.
  • Does it include GST? Some providers quote ex GST, which makes them look about 10% cheaper.
  • What is included? Inside the oven, fridge and cupboards, interior windows and balconies are extras with many providers. For an end of lease clean, check carpets and wall marks.
  • Who supplies products and equipment? Some low hourly rates assume you supply them.
  • What surcharges apply? Weekends, public holidays, same-day bookings, a second storey, pets, parking and furnished homes are priced separately by some providers.
  • What happens if something is missed? Check how long you have to report it and the conditions, such as an agent's report or the home staying empty.
  • What does cancelling cost? Compare the notice period and fee.

Melbourne cleaning price questions

Is cleaning more expensive in Melbourne than in other cities?

Not with Simply Maid. Our prices are the same in all seven cities we serve, so a home in Melbourne costs the same as the same home in any other city. Other companies set their own prices.

How much does it cost to clean a 3 bedroom house in Melbourne?

A one-off standard clean of a 3 bed, 2 bath home costs $317; a 2 bed, 1 bath home is $253 and a 4 bed, 2 bath home $349. Regular visits cost less per visit.

Do I need to supply cleaning products or equipment?

No. Your cleaner brings the supplies and equipment for the service you book. If you have a sensitive surface or a product you'd like used, tell us before the visit.

Do you charge more on weekends?

No. The price is the same on any day a cleaner is available. The only date-related charge is a $40 same-day fee, which booking asks you to accept before it applies.

When do I pay?

You pay after your clean. We may place a temporary security hold on your card before the visit; it is not a charge.

Can I cancel or change my booking?

Yes. Cancellation is free up to 24 hours before your clean. Inside 24 hours a fee may apply under our booking terms.

What if something is missed?

Tell us within 48 hours of the clean and we will arrange to put it right under our Care & Cover terms.

Do you add parking or travel charges?

No. We don't add parking or travel charges anywhere in Melbourne. If your building has no visitor parking, add parking instructions when you book.

How we worked out these figures

Current prices come from our live booking calculator; booking figures come from completed Simply Maid cleans; market prices come from other companies' own websites. We keep the three apart.

Current prices

Read live from the same calculator the booking form uses, for a home in recently cleaned condition with no extras or discount code. They include GST and the Care & Cover fee. The calculator has no location input, so prices are identical in every city.

Booking figures

One completed clean is one observation. We exclude cancelled, test and staff bookings, $0 bookings and cleans refunded 90% or more, and net partial refunds off the price. Medians are shown only at 30 or more cleans from 20 or more customers, and the middle half only at 50 or more. Figures about what customers paid use only our current booking platform, because cleans on our previous platform were priced on old price lists. Home-size mixes use completed cleans from January 2021 on both platforms. Figures are recalculated daily. Our customers are not a sample of the whole market, so we don't present these as market averages.

Market prices

Prices published on each company's own website, read on the date shown: fixed price lists, 'from' prices, a company's own calculator and stated hourly rates. We exclude marketplace and guide estimates, sites that copy one price table across cities, franchise duplicates and pages that did not load. We don't convert flat prices into hourly rates.
