Item details

Leases, condition reports and notices to vacate are official forms in most states, so we don't make our own versions. This one-page sheet tells you which form your state uses, how long you have to return the condition report, how much notice a renter gives to end a periodic lease, and who holds the bond.

Checked against the regulator in every state, the ACT and the NT on 12 October 2026. Rules change; follow the links to your regulator before you act.

What's included
  • 1 A4 reference sheet covering NSW, VIC, QLD, WA, SA, ACT, TAS and NT
  • Links to every regulator in the sources below
  • Three colourways
How to use it
  1. Find your state's row.
  2. Download the official form from your regulator, not a copy from elsewhere.
  3. Diary the condition report and notice deadlines the day you sign.
Questions

Is there a standard lease in my state?
NSW, VIC, QLD and WA have prescribed lease forms; the ACT applies standard terms to every tenancy; SA supplies lease forms; Tasmania and the NT have no prescribed form.

How much notice does a renter give to end a periodic lease?
21 days in NSW, WA and SA (one month in SA if rent is paid monthly), 28 days in Victoria, 14 days in Queensland, Tasmania and the NT, and 3 weeks in the ACT (checked 12 Oct 2026).

Who holds my bond?
A government bond authority in every state and the ACT. The NT has none: the landlord or agent holds the bond in trust.
